(Jo) There is a wise saying, that if you want to be successful or skilled at something some one else does well, model that person.  Model the way that person thinks and the way that person succeeds and excels.    If you look at the stories of famous people who have achieved great things in life, you will find that they regularly stepped out of their comfort zone.  They pushed past fear of the unknown and embraced new ideas.  Some of those people contributed to things that make our life better, or at least more convenient.   Henry Ford invented the automobile.  Steve Jobs invented the iphone and ipad. Ada Lovelace, the first computer programmer and so on.   What would happen if you fully adapted and embraced changes in your life?  What would your life be like?  What kind of life could you give to your loved ones?

I Want it Fast, Easy and Everything Online—Lukas, Real Estate Investor 

 

Lukas (not his real name) had big dreams to be able to spend time at home and traveling on exotic vacations with this family and not have to work a 9 to 5 job.   When he was in his early 20’s he started spending time listening to podcasts from very successful real estate investors who were living his dream.    They had invested over time and now were financially able to not have to work a regular job.    

Lukas stepped outside his comfort zone,  modeling how these real estate investors found properties to buy, how they funded them and how they made money on them.   When Lukas reached out to me via text, a few months ago, he told me he already owned a couple of rental homes and he wanted to buy some more.  He told me, I do everything online and with apps.  Can you get a mortgage processed and closed for me in less than 30 days.   

I never met Lukas personally because he lived out of state and we did business with Lukas the way Lukas wanted to do business –entirely online. He gave us a 5-star rating after his closing and said it was the fastest, easiest system of getting a mortgage.  Since he was buying rental property, we used a low-documentation loan called a DSCR (Debt Service Coverage Ratio) loan that did not look at any of Lukas’ income except the lease on the property he was purchasing.  The rate for him was even better than using a traditional product so his monthly cash flow profit was better at the get-go.  He was looking for fast, easy and profitable.    We helped him do that on his mortgage.  If that is what YOU are looking for, let’s talk 901 482-0354.  

There’s an App For That—Newest A.I. Tools Make it Easy For Borrowers

We will work with you however you want to go through the mortgage process.  You can call me and I can take your information over the phone and  you can email me you bank statements,

OR, you can use our app.  You can complete your application through the app on your own time table.  You can use your phone with this app to upload copies of the paystubs  and bank statements.    If you chose to give us (temporarily ) credentials to access your bank statements and paystubs, and more, the A. I. programming will go out and retrieve  a big part of your those  documents too.   You can use e-signatures all the way through.    You never have to meet the loan officer. (Although, I really like meeting my customers, even if it is at the closing table )

The choice is yours on how you prefer to do business with getting your mortgage.  A. I. is NOT taking away all of the human element.  I believe there will always be a human in the mix   helping you close quickly and easily

Robo Roofers? Is This The Future?

Will we one day see a team of robots installing new roofs? 

The answer is, “Yes and no.” 

Yes

Actually, roofs are being installed by robotic tools. American Construction in Summerdale NJ has a video online demonstrating a robotic roof installation. Do you know what the robot’s name is? It’s Rufus! Renovate Robotics produces Rufus and it’s already on the job.

Watch the video posted online by American Construction out of New Jersey and you will quickly realize that Rufus is great at nailing the shingles on to the roof decking, but it’s like if you see a turtle on a fence post…you know he had help getting there. Rufus can’t drive to the work site, load up shingles and nails and then climb to the roof…Rufus needed human help.

Then notice that there are hydraulic lines and or electrical lines that tell us that without being supplied with these by a human, Rufus is helpless. There is another thing you will realize: Rufus has to be connected to a tether to move up the slow and not fall off the roof. You will also see that Rufus is being guided by a human using an iPad remote control. Humans had to deliver and position Rufus on the roof, as well as load shingles and nails into it.

 

The Future?

Robotics are now being refined making the sci-fi writings of Isaac Asimov’s short story collection “I Robot”, more possible. 

Tech companies like Boston Dynamics, are pioneering the use of Artificial Intelligence, Artificial General Intelligence and machine learning.  In spite of cautionary tales such as “Rise of the Machines” the third Terminator movie, mankind has opened the Pandora’s box of technology without guardrails, doing whatever is possible without moral boundaries. 

 

Engineered Arts has produced a humanoid names Ameca. Tesla has produced a humanoid named Optimus.  Humanoids are SO last decade. The edge has been pushed to androids which more closely resemble humans. Their silicone skin feels warm like human skin. Androids make eye contact and blink their eyes…so one day???

  • Did you know about a restaurant in Memphis that started using robots for serving food to their patrons?  Which restaurant is it?  
  • When this restaurant in Memphis was short on servers,   they put some cat-like robots called Bellabots to work for them.  These cute robots were programmed to entertain and deliver food to the customers.   They could even sing Happy Birthday to customers celebrating their B Day at the restaurant.    
  • Customers say they love the bellabots.  Human servers love them because they can deliver the food to the customers before it gets cold and leave more time for the human servers to interact with the diners. 
  • In 2023 there was a news feature about this restaurant using cat-like robots to serve food to customers.   Which restaurant am I referring to?      
  • ANSWER:   El Porton at poplar and highland in Memphis.     Now YOU know the restaurant, El Porton, is the one that introduced bellabot robots as servers.

That story about the restaurant using Bellabot robots to serve diners made me think of a story told by a former airline pilot turned comedian.  It made me laugh    Here’s the story…

“ The airplane takes off into the sky. As the airline passengers settle in, ready for a relaxing flight, a mechanical voice calls out over the intercom, “Welcome to the future of air travel. We are now cruising at 30,000 feet.    This is our first flight being flown completely by a robot. Don’t worry. Sit back, relax and enjoy the flight—the flight– Computer malfunction…computer malfunction.”

Uh-oh!  But hopefully A. I. Artificial Intelligence for roofing and mortgages will turn out to be a lot smoother than that airplane flight was going to be. 

 

My former client Jimmy Jen (not his real name) had experienced a bumpy ride during 2020 and almost lost his business. He did the entire mortgage transaction with me online 

 

 

 

Jimmy Jen Does the Math Then Refinances to Pay off Variable Rate Debt 

Jimmy Jen had been living in his home for many years and had paid his mortgage down to a little over $100,000. His home was worth over $500,000.  Jimmy owned his own business that he almost lost during 2020.  To survive the long shutdowns in 2020 Jimmy racked up variable rate debt on an equity line of credit and on his credit cards.  With the Federal Reserve going up on their rate, making alarming hikes and promising to make more, Jimmy could see into the future that the cost on his variable rate debt would be hiking right along with the Fed.   He called me after listening to Real Estate Mortgage Shoppe and said, “Then what can I do to lock down my debt into a fixed rate? “

 

The mortgage rate I quoted him to refinance and pay off his old mortgage was higher than the rate he was paying. At first, Mr. Jen hesitated –not wanting to give up his lower mortgage rate.  But he discovered he was paying well over 15 % interest on the credit card debt and the interest and payments on this equity line of credit was moving up too. Mr. Jen did some math in his head and decided the refinance  of his old mortgage to roll in the other debt would slam the lid down on the variable rate rising costs. 

 

The Future of the Mortgage Process

 

I believe there will always be a future for human beings like myself in the mortgage process.  We humans can listen and relate human-to-human.  The A.I. Artificial Intelligence programs are designed to automate, regulate and process your supporting documents quickly . 

The goal is to take a mortgage application today and get it approved the same day.   We are getting closer to that goal.

There is an old and simple anecdote often used to illustrate how to handle overwhelming challenges, including the fear of change:

A wise person was once asked the best way to cross a vast, dangerous swamp. Many people had tried to rush through, only to become stuck in the mud or lose their way.

By focusing on adapting one intentional, manageable step at a time, we maintain stability, build confidence, and eventually find ourselves safely on the other side.
