Subdivide-Be Creative and Conquer- Adele Edmond’s Story

Meet Adele Edmond (not her real name).  Adele is divorced and a single mom to two middle school daughters. She works full-time and wants to give her daughters a good life and be a good mom. In the divorce, Adele kept the very small house sitting off a highway outside the city limits where she and the girls have been living for the last few years. 

Behind the house was about 10 acres that also needed mowing or bushhogging. Adele’s challenge?  She wanted to move to a larger home in town in a school district where some of her daughter’s friends from church go to school.  But she didn’t have enough income to afford a high payment since she didn’t have a lot to use as a  down payment to live where she wanted to live.  

Adele’s strategy?   After talking to some business and real estate savvy friends at church, she decided, instead of trying to sell her little house and the land in the back, she would sub-divide the land and sell the lots individually with the small house too. She partnered up with a developer and a builder and a trusted real estate friend.  

Adele’s reward?  At the time Adele and I were talking, she was still in the process of finishing this project but, by connecting with the right friends and partners to help her, it looks like Adele with make significantly more profit subdividing the land and selling them individually than just trying to sell the little house with all the grass out back to mow.   Selling the property this way has already provided her with enough  down payment to get the mortgage payment low enough to be comfortable in the larger home she wanted in the other school district.  And she has money left over to invest for her daughter’s future.

When an emergency arises without warning at home, school or work, we all know to immediately dial 911.  We don’t even have to search for the phone number of the Sheriff’s Office or Fire Department…we just instinctively dial 911.

Ponder that fact for a moment. Without hesitation, when seconds count, we just dial the universal number to get just the right help at just the right time. 

When we dial 911 in an emergency on the road or in the backyard, we do so because we can trust that exactly the right help will come and that they will know exactly what to do. 

Let’s apply that same concept to emergencies that occur with no advance notice regarding our home and its well-being.   Whether it’s a leaking faucet or a broken water line, burned out security light on the second story or a hot to the touch electrical panel in the utility room, we need to be able to make a call to exactly the right help who will know exactly what to do when they come to our home.

Here’s how to build a home maintenance 911 team to call:

1. Make a list of what type of help may be needed. 

Examples: electrical, plumbing, heating and air, painting, flooring, security, pest control, pool cleaning, lawn care, glass repair, appliance repair, landscaping, tree service, irrigation, chimney cleaning, etc.

2. Enter each service and the name and phone number of professionals already trusted and used, into your phone contacts and lists.

3. Research services and names and phone numbers that come highly recommended and enter that information into your phone contacts and lists.

4. Create a fail-safe printed backup list that is posted on the refrigerator. 

Following these steps will help immensely when those unpredictable emergencies arise and when projects need to be completed at home.  Prior preparation leads to confidence in an emergency and in planned improvements.

  • For Did You Know  today…(see if you can guess the answer before we do)

  • Question: What was the name of the company on Chelsea Ave in Memphis that caught fire and burned for 23 days before finally being extinguished on December 25th, 1956?  

  • Memphis fire fighters started out in the 1830’s with volunteer “bucket brigades.” In the mid 1800s Memphis transitioned to a formal fire department and appointed a fire chief.   In the early 1900’s the Memphis Fire Department made another transition from horse-drawn engines to motorized trucks. The big fire on Chelsea Ave in 1956 caused the Memphis Fire Department to make further improvements to their fire fighting techniques.  

HINT:   The company that caught fire is no longer in Memphis but headquartered in Chicago.  People still eat their product for breakfast.

ANSWER:  The name of the company on Chelsea Ave in Memphis that caught fire and took 23 days for the fire department to extinguish was The Quaker Oats Company.   The fire started when a large supply of corn cobs caught on fire.   

We have a top-notch fire department in Memphis.  Kudos! to our Memphis fire fighters.   Thank you for all you do.

Some Good Team Members to Have On Your Real Estate Team

#1 REALTOR COMES WITH REPAIRMEN TO THE RESCUE

A few years ago my sister and I needed to get our family-owned property sold within 45 days or less.   The property was out in the country about 100 miles away and, besides the house,  it had land, a pond, a detached garage with an efficiency apartment and other outbuildings too.  My sister hired a realtor that worked  in that county to list the property and she informed us that we needed a number of repairs to be done to the house and out buildings so that the buyer could get  traditional financing.  

“No problem,” we thought.   We called some people we knew but the carpenters were booked up and could not get to our projects for another month and a half.  The electrician told us he could not get to our job for 60 days or more and the plumber informed us he was too busy too.  Frustration was mounting  and a little anguish too.  How were these repairs going to get hammered out and still nail the closing deadline?

My sister called for help from the  realtor we had hired to list the property.  The realtor immediately whistled up her group of contractors, a plumber and an electrician that began work the very next week. They were doing a good job at a good price.   My sister’s family and I converged on the property with work gloves every weekend to knock out some cleaning, painting, landscaping and more.  At last, the house was ready to go on the market.  It would have never happened on time without the realtor who knew the local market and was well connected to the  good quality professionals  we needed to get the right resources so we could sell the  property  right on time.  

#2.  Organizers and Movers

TURNKEY TRANSITION

The phone rang and Leah Anne Morse clicked her head set to answer while juggling some boxes for an estate sale she was conducting for a customer.   Leah Anne Morse, of All Things New is a professional organizer, transition specialist and moving company. She creates a positive experience for her clients who are in some type of transition. 

The person on the other line was an older lady.  With a voice that sounded frail, she asked Leah Anne, “I need to move out of state in the next month to live with a family member.   I have a large home full of stuff and can only take a small portion of it.   Can you help me with sorting, packing and moving? I just can’t do it by myself.”

Leah Anne met with this lady and listened to her as she described what she wanted to do and how she wanted to do it.   Leah Anne and her crew connected her with the right people to  sell the items that needed to go.  They packed everything else for her, moved her and her belongings across the country and helped her unpack and decorate her new home. Leah Anne was resourceful in getting a quality realtor who found professionals to make the repairs needed so the realtor could sell this lady’s home quickly and at a top price too. Talk about a turnkey transition—and a positive experience for the lady making the move too.  

#3.  Loan Officer

Shop For the Right Mortgage with the Right Mortgage Officer Will Save You Time and Money

Do you want to have some bragging rights on getting the right mortgage?  Mortgages do not come in a one-size-fits all.  But sometimes home buyers and people refinancing experience being herded into a mortgage product because the loan officer did not take time to listen and ask the right questions. 

Examples of my hall-of-fame clients who have bragging rights on their mortgage. 

First-Time Homebuyer who got a lower-than-market interest rate AND down payment assistance, closing on their first home with little or nothing down. 

Move-up Buyers who used creative bridge loan financing or a special feature on their mortgage so they could buy their new home and wait until later to sell their old home and still enjoy a low mortgage payment on the new home. 

Self-employed borrowers who legally write off expenses and do not show a lot of income on their tax return.  They were told “NO” by other banks because they could not show enough NET income on their tax returns to qualify for the mortgage they wanted.   Instead, we used an outside-the-box mortgage and used their bank statement to verify enough income instead of the tax returns. 

No Income verification loan.  Want to skip the income verification completely?   If you have a million dollars in investments, we can assume you don’t need to verify income and use an Asset-Depletion loan. 

Want to buy or refinance a fixer-upper home?  There is a Renovation and Repair loan for that. 

Real estate Investors who do not want to have to take time to verify their income. They want a quick, affordable mortgage AND they want to buy the rental property in the name of the LLC and not take title personally.  There is a loan for that called the DSCR loan.    These DSCR loans come in different types and flavors.  I will take the time to find the RIGHT program to give you the terms and the bragging rights you are looking for. 

Condominium Financing.  Is the condo warrantable or non-warrantable?   Either way, there’s a loan for that. 

Hobby Farms- 

Reverse Mortgages for homeowners or home buyers over 62 years of age.

This young man had a strong faith in God and devotion to helping others.  When the Great Depression hit, he dropped out of school in eighty grade to work as an office boy to support his family.  Later he played semi-pro baseball for the Chicago Brave and enlisted in the US Marines in 1918.  Following his baseball career, still in the midst of the Depression, he launched his own moth-proofing company.     But people needed so many other services, so why not offer other professional services under one roof?
