(JO) Our general topic today is WANT TO KNOW SOME GREAT TIPS ON HOW TO BUY OR SELL YOUR HOME?—WEIGH IN FOR SOME WISDOM FROM THE WISE . Tom and I want to invite any experienced realtors out there to call us on the air and share with our listeners any brief tips-to-the-wise that you share with YOUR clients—and, Tom, if we don’t get enough callers, what do you think about us placing a call out to the realtors?—Like, hello, surprise, you’re on the air, share with us what YOU advise your clients? …what do you think?

<Tom replies his thoughts about how important it is to use a professional realtor in any of your real estate purchases to avoid costly mistakes.> (Jo) While we’re waiting on our realtor friends out there to call us, let’s talk about the market. The good news is that this past week 7-13-2015 to 7-17-15 mortgage rates dipped down a little bit to the lowest point so far in July. The price on mortgage rates had been in a steady upward climb for a while. The biggest influence causing our mortgage rate movement is the economy overseas, the European Quantitative Easing, The Greek Debt situation, the Chinese stock market crash and our own Federal Reserve comments. 30YR FIXED -around 4.125%; FHA/VA -3.75-4.25; conv 15 YEAR FIXED – 3.25%-3.375%. These are best execution rates and you can get lower rates than this if you want to pay a little extra. (Jo) I have been in the mortgage business of over 25 years. I started out in the lawn and landscaping business and when I sold that company about 30 years ago, the real estate bug hit me and became a realtor and a real estate investor but what I really love is the financing part of the real estate business. It is such a rewarding feeling at the end of the day knowing that I helped my client get bragging rights on the very best financing structure for their situation. Everybody has something unique about their situation today or their plans for the future, and this can be the BIGGEST financial investment some people every make! THAT’S why I want to talk with each client PERSONALLY. I’ve had the privilege of helping a 92 year old lady restructure her mortgage because she said she was tired of paying the high 15 year mortgage and she was ready to lower her note and LIVE a little and spend some money ENJOYING LIFE. She was a JOY to be around. I have worked with people who were struggling to come back after a devastating divorce or death in the family. I have such RESPECT for people going through tough times.
