THRIVE THROUGH CHANGES

(Jo) With the weather and our economy, one thing that never changes is everything changes. From the mortgage desk I have noted that the people who seem to weather ANY financial storm are those people who try to prepare for EVERY financial storm. You and the next person may have different ideas on the best way to prepare for changing economic weather patterns, you are probably both right.

(JO) The secret to succeeding in business is to be able to adapt to changes quickly. The best wisdom I have learned in my over 30 years of being a mortgage officer is getting a front row seat to see how successful people deal with changes in their finances.

Here are three common patterns people followed who built wealth and happiness over the course of time. They made a plan and worked daily toward the vision of what happiness looked like to them.

  1. They spent less than they earned.

  2. These people regularly invested a portion of their income in things like stocks, bonds and real estate that generally went up in value and created a growing passive income for them.

  3. They invested in giving a regular tithe to their church or donations to favorite charities, and they invested quality time with their loved ones.

To sum up the three successful habits: #1. Plan, #2. Invest, #3.Give.

You may be thinking, “it is too late for me. I’m too old.” A wise person said, “ The best time to plant a tree was 30 years ago. The second best time to plant a tree is RIGHT NOW.” It’s not too late to start building on your financial foundation.

Can you relate in some way with any of the following customer scenarios?

Byron had been renting for years after he got out on his own. Every year it seemed his landlord would raise the rent on his apartment and Byron felt he could never get ahead. His friends who owned their houses did not have to worry about their payments going up Byron was ready to buy his own house with a fixed interest rate payment to build stability and some wealth for himself instead of his landlord.

When Janie Lynn’s mother who was in her late 80’s broke her hip, Janie Lynn suddenly found herself living in a new normal. She wanted her mother, after going through rehab, to come live with her so she could care for her at home instead of paying thousands of dollars per month for her to live in a care facility. It was time for us to explore her mortgage options to sell her mother’s home and buy a bigger home for the both of them or get a renovation mortgage to modify her home or her mom’s home so they could both live together there.

The Smiths saw major life changes coming when their son started college in another state. They were proud of their son, but how expensive would it be to pay for the next years of his college? The Smiths weathered these years very well, as a matter of fact. They bought a 3 bedroom house near the college, including their son as the borrower. Since the home would be their son’s primary residence, they got a very low down payment, government loan with a low payment too. Their son rented out the extra two rooms to fellow students, whose rent more than paid the mortgage payment. At graduation time, the Smiths and their son owned the house that still brought them an income and had increased in value too. A profitable method of weathering a change in seasons.

Randall Radcliff, following a major life change, found himself saddled up with high interest rate credit cards. He was no longer having to spend much on the cards, so it was time to refinance his home and combine the high interest rate debts into one low, fixed interest rate with a new mortgage This saved Mr. Radcliff several hundred dollars per month, which he planned to use part of the savings to pay the new mortgage off early.

CHANGE IN THE WEATHER AND HOW IT AFFECTS HVAC IN THE MID SOUTH

Memphis weather can change drastically in a matter of time!

We have all experienced it.

The mid-south region of the U.S.has its fair share of humidity in the air.

This makes you feel more uncomfortable from time to time.

Relative humidity is the amount of moisture the air is holding from 0 to 100%

The dew point is measured relevant to humidity. It’s the point when air condenses

It can make you feel warmer or colder than the actual measured temperature

The human body feels comfortable at a temperature of 75 degrees and 50% relative humidity

To feel “comfortable” at 80 degrees, the dew point would need to “decrease” to 45% relative humidity and so on

Air conditioning systems do just that by adding humidity to the air but also by cooling it by the medium, a refrigerant, a water source thru a coil becoming able to transfer the cooling ability to the air subsequently picking up the humidity in the air and cooling it to a point it condenses and gives up the heat measured in BTUS (British thermal units) measured in tons of cooling (12000 btus per ton cooling).

The heating principle is the exact opposite, by adding heat from a medium (gas fired appliance, a water source (boiler thru radiators or a heat coil) or thru resistance heating (electric heat strips) can produce the comfort thru a thermostat that is desired

TYPES OF RESIDENTIAL HEATING SOURCES

1. Natural gas or propane- these sources are incorporated thru a gas fired appliance with a forced fan operation known as a furnace with a blower motor that moves air thru a ductwork system. common temperature ranges are 40 to 70 degrees measured “heat rise” of the air.

2. Heat Pumps- This form is gaining popularity for its efficacy. Its a dual ac and heat outdoor condenser that reverses the flow of the compressors hot gas vapor discharge thru a condenser device called a reversing valve to the systems indoor coil heating the air with a 180 degree on average refrigerant

3. Resistance heating-similar t a residential clothes dryer. Air moves across a coil of wire that is energized with electricity. The air then becomes “heated” by this action

4.Geothermal-is a closed loop system that sends usually water to a place of dispersement such as a pond on the property, a lake or thru the coolness of the ground below deep into the earth. This is the most efficient of all for with no loss of efficacy

5. Boilers- this is also a gas fired appliance that sends the heated water thru a series of piping to a register in the space that desires the source to transfer to the air then as the water cools from the air in the space, it is returned to the boiler to become reheated. These are also highly efficient with the only energy loss being in the boilers venting system of the flue gasses

6. wall heaters and floor furnaces were the original gas fired appliances that heat the air in a space but are not very efficient

7. The modern mini split ac unit that hangs on a wall in a space that uses a refrigerant to heat and cool. The heating is of heat pump design nowdays

GENERAL MAINTENECE OF THESE APPLIANCES

1. The modern forced air furnace requires the changing of the systems filters, cleaning the furnace burners, the flame sensor, the blower (fan motor) assembly, checking for gas leaks in the piping in the furnace and directly outside, inspection of the draft flue assembly and inducer motor, its wiring and the new hi efficacy furnaces need maintenance of the systems draft motor and drain system, yes drain system because they produce a bi product of being so efficient-warm water that drains like an AC systems cooling coil does

2. Heat pumps need to be checked bi annually. Cleaning of the systems condenser coil outside is critical along with checking the systems refrigerant level for maximum performance. These systems are mated with an indoor air handler known as a fan coil that can also have electric resistance heating to back up the heat pump during its defrost cycle or in inclement weather s snow or ice that can build up on the outdoor heat pump that should be shut off during these conditions

3.Resistance heating in a fan coil rarely needs Maintenace but should be checked for its heat transfer ability and the amps it produces. 18-19 amps per electric heat strip is the usual that is controlled by a device called a “heat sequencer” that brings heat strips on in “stages” to prevent breaker tripping

4. Geothermal systems should be shut down and flushed from time to time

5. Boilers can be serviced in the same way along with checking for water piping leaks in the circuit

6. Wall heaters and floor furnaces should be pressure cleaned with an air hose and vacuumed yearly before the appliance is lit. The gas vapor flue should be inspected for leaks and cracks in the vent piping, and the heat exchanger also should be checked yearly for cracks that could cause dangerous carbon monoxide gas from entering the space

7.. Mini splits need to be checked also. The outdoor condenser should be cleaned, the systems indoor filter (usually on the top side) cleaned to allow air flow to remain at maximum performance along with its ability to heat meaning checking the piping for freon leaks that could damage the equipment., especially the systems compressor.

The Howard Association, formed specifically for yellow fever epidemics in New Orleans and Memphis, organized nurses and doctors in Memphis and throughout the country.[34] They stayed at the Peabody Hotel, the only hotel to keep its doors open during the epidemic. From there they were assigned to their respective districts. Physicians of the epidemic reported seeing as many as 100 to 150 patients daily.[33]

  • The Episcopal Community of St. Mary at St. Mary’s Episcopal Cathedral[35] played an important role during the epidemic in caring for the lower classes. Four nuns from St Mary’s Episcopal, who had been caring for the sick died from the disease and became known as the Martyrs of Memphis.

Brenna and Brandon Bothem—A Better Life on a Budget but not Without Roadblocks

Brenna and Brandon were so different in some ways and so like-minded in other ways. Brenna lived life in full color as a graphic designer. She was happiest painting beautiful pictures and creating catchy videos and ads for business owners to promote their brands. Brandon, on the other hand, thought in a more concrete reality. As an engineer, he could vividly imagine creating something, but he thrived with math and measurements. Brenna and Brandon could both visual clearly a life they wanted together. They could see themselves, one day having ample funds to travel and experience being in cultures around the world. Brandon looked at their finances, shaking his head. “Our travel dreams will never come true unless we build that reality into our budget and our bank accounts.”

Problems to overcome:

Rents were going up every year with no end in sight.

Competition was still with multiple offers from other would-be homebuyers on the home the Bothem’s wanted. The Bothem’s did not have enough money to close without emptying their emergency fund. The payment on the houses they wanted would blow their budget and they would never be able to get ahead. But, renting was not an option either because the increasing rents were breaking their budget too.

Brenna and Brandon were renting and paying more and more each year to the landlord . With rent rates soaring around the country with no end in sight, Brandon and Brenna Bothem connected with local realtor and a loan officer to buy a house. After making several offers over a period of a couple of months, the Bothems finally got their offer accepted.

The loan officer showed the Bothem’s a way to get qualified with down payment assistance program, leaving money for them to move and keep an emergency fund.

Brenna and Brandon had a clear vision of what they wanted their life to look like and the house they purchased was not their dream home. “We can make it beautiful,” Brenna told the realtor. “It is just the leverage we will need one day when we move up to our dream home,”Brandon stated hopefully. The house was a little smaller than they originally wanted but they planned to finish out the area above the garage for Brenna to have a small studio. Brandon would have the garage to work on projects.

Before Brenna and Brandon started shopping for houses, they charted every expense over the last six months, listing the expense in designated categories. To reduce their expenditures without giving up their quality of life, the two of them thought outside the box for ways to find what they needed at bargain prices. They talked with friends about bartering some services to avoid having to pay cash for them. They found ways to enjoy movie night at home with friends instead of going out to eat and to a theater. It turned out to be more fun meeting a home with friends than everyone driving to a restaurant and the to a theater or other event.

Before too long, Brenna and Brandon had a hefty emergency fund. They set up for some automatic bill-paying services. They agreed to give to their church and charity 10% of their earnings. They ask their employers to take another 10% of their earnings to go straight to a 401K retirement account and savings. The other 80% of their funds, they paid their bills and, each month they concentrated on paying off their credit cards. The pain and frustration they felt when they started budgeting turned into a swelling sense of confidence. The Budget project was becoming fun, like a game they were winning.

One day, if they took care of the house and continued saving their money, they would be able to afford the much bigger home in a different neighborhood. They joined a travel club and started taking occasional vacations at bargain prices with friends.

DARIK DENNISON FAMILY STORY—MODIFY THE HOME

. “I need elbow room,” said Daniel Boone. More room or more rooms?

Darik Dennison, a hard-working professional who was spending way too much time at work and not at home with his wife and younger children. The Dennison’s wanted to make some improvements to their home that would bring them together as a family more often.

They wanted to open up the kitchen area to allow them all to be in the same room while eating and doing other activities. They wanted to put in a nice gunite pool with a deck and extend the patio by building a covered area for grilling outside. With the pool and the deck and extended patio, the Dennison’s could grill out or sit and read the paper while the kids swam in the pool with their friends. It was a brilliant plan to squeeze in more family time and make every moment count.

Their challenge was that they would have to get a variable rate Home Equity Line of Credit for over $75,000 and the variable rates have been forecasted to go up repeatedly for the next couple of years. This would mean their payment on the equity line of credit could continue to go up too, which could be a budget buster for the Dennison’s.

The Dennison’s explored a number of ways to try to get the money to complete the renovations to their home. Some of the investments he had considered using for the improvements was invested and making a good return. But using a variable rate Home Equity Line in a market where variable rates were predicted to go up multiple times was not working with a fixed budget.

Mr. and Ms. Dennison decided to keep all the financing on a stable, fixed rate loan by refinancing their existing first mortgage and getting cash out to pay for the home renovations and repairs. The entire financing package would be on a fixed rate loan with no prepayment penalty. The Dennisons would be able to pay extra on their new first mortgage and get the mortgage paid off early. They had their renovations, giving them quality family time and a payment that would not break their budget.

Jo Garner’s tip: What to get your credit scores in tip top shape? Everybody knows, you need to pay ALL of your bills on time. But did you know that even if you pay your revolving credit card accounts on time, they can still give you a low credit score? On revolving credit accounts, it is important to make your payments on time, but ALSO make sure your owed balance shows that you only use a VERY small portion of you’re the credit limit offered by the credit card company. Using less than 25% of your credit limit on each card can IMPROVE your credit score quickly. Also, don’t close those accounts. Older, seasoned credit cards can help your score too.

Stay away from 12 months same as cash or any time account like that if you want to your credit scores to be high.

On moving back to West Tennessee in 1987, she went into business buying and selling discounted owner-financed notes secured on real estate.  In 1990 Jo went to work for a residential mortgage company and has been a mortgage loan officer for over 30 years.
