We want to talk with you about whatever real estate topic you want to discuss. Gwen I an interior decorator too—woman of many talents–, glad to have you with us. Tell our new listeners a little about you and what Builders Floors and Interiors offers.

(Jo) Gwen, I know you work with builders and you also work with people who are renovating homes.  What does that market look like right now?

(Jo)  The mortgage market has been a “Nervous Nellie” this week.  Last week we were all enjoying some peace and quiet with the weak jobs report keeping the mortgage rates comfortably low.   However, as soon as the Federal Reserve started divulging publicly that they are considering increasing the overnight bank rate sooner rather than later.  Investors are known for jumping ahead of the starting gun, so the price on rates started moving up this week in anticipation of what the Fed MIGHT do next week.   If you’re within 30 days of locking a mortgage rate on a home purchase loan or a refinance, you may want to lock your terms now. Otherwise, you might want to ride it out and see what happens after the Fed meeting.   30 year rates were at 4.125% zero points and y.  sterday ended the day at 4.25%. Still not bad.  30YR FIXED – 4.25 FHA/VA – 3.75-4.0% 15 YEAR FIXED –  3.375-3.5 5 YEAR ARMS –  3.0-3.50% depending on the lender  You can get lower rates but those are benchmark best execution rates. (Jo) Since we’re talking about “Feel Good About The Way Your House Looks—Get Happy With Lower Interest Cost On Your Mortgage” if a fixer upper property is going to help you feel good about the house you are buying, you may want to talk with ME about a renovation and repair loan so that you can buy the house and get it in your name and then do the needed renovations and repairs after closing.   The FHA 203K loan and the conventional Homestyle renovation and repairs loans allow you to buy the house and repair it without a lot of money down.   It’s a low fixed mortgage rate too with a low payment stretched over 30 years.

(Jo) Homeowners who are feeling happy about paying less mortgage interest right now are some who are selling an oversized house and moving to a smaller house.  They don’t have as much time mowing a large lawn, they don’t have to spend the hours cleaning a much larger house –or heating and cooling it either.  The mortgage payment is smaller because the loan is smaller. Life is much simpler—much easier –and now there’s money left over to enjoy life a little bit.

Another set of customers have just found out their family is about to get bigger because this time next year it looks like they will have an additional child to love in their home.  Happiness, in this case,  is moving up to a larger house but with a lower payment –and why is the payment lower on a LARGER  house?  Because the interest rate is so much lower than the interest on their old home. If they had a house worth about $200,000 with an original mortgage balance of $160K at 6%, their principal and interest payment would be about $959/mo. With a larger home but priced about the same due to the market, Here’s what it looks like : SP $225,000 loan amount $180K  payment $886/mo.
