(Jo) One of the greatest gifts to homeowners was the Homeowners Loan Corporation that Franklin D Roosevelt put in place in 1933 to help prevent Americans from losing their homes to foreclosure during the Great Depression. Today that program has evolved into Fannie Mae and Freddie Mac, the biggest mortgage buyers in the nation. Fannie Mae and Freddie Mac’s system, the United States is the only country in the world that offers homebuyers the chance to enjoy a fixed mortgage rate for 30 years!
In an environment where landlords continue to raise rents every year, the fixed-rate 30-year mortgage, offers the homeowner, peace of mind, a hedge against inflation and a wealth-building tool. This mortgage gives the homeowner a monthly principal and interest payment that NEVER CHANGES.
Here are some other gifts that bring wealth and happiness to homeowners:

APPRECIATION- One of the advantages of OWNING your own home is that feeling of financial security when you realize historically real estate has enjoyed long term, stable APPRECIATION (normally about 3% to 5% annually, even though we saw a dip back in the Great Recession years and a spike upward in appreciation during the pandemic years. In addition to property values trending upward, remember that each time you make a payment on an amortized mortgage, you pay down your mortgage balance, giving you an even bigger slice of equity ownership in your property. TAX BENEFITS –There are still quite a number of tax benefits for homeowners and rental property owners too. Check with your tax advisor on the best way to take advantage of tax breaks on your home and your rental property.

READY SAVINGS ACCOUNT- Unlike rent, when you make payments on your mortgage, the balance that you owe on the loan goes down and the amount of the value in the house that belongs to you goes UP slowly or quickly depending on the values of homes in your area and depending on the amount you pay to reduce the principal balance of the loan.
Several of my mortgage customers, once they have built up quite a bit of value in their home, they take out a 2nd lien credit line loan to buy income-producing rental property. Later they get a fixed rate mortgage on the rental property and pay off the credit line so they can use it again to buy more rental property and so on.
These investors use their 2nd lien credit line that is secured on their home to gradually acquire more and more income-producing assets. Before too long, they don’t have to work a job anymore. The income-producing properties are earning passive income for these investors. SWEET!
Other clients have used their equity in their homes to help fund college for kids or for unexpected home improvements. Some of my self-employed clients have used the 2nd lien credit line for investment in their businesses.

Cathy Faust, retired from Shelby County Ag Center. Cathy and her family were happy in the Memphis with many long-standing friends over multiple decades.
