(Jo) Today is March 15th, 2025 and people are out this weekend celebrating St Patrick’s Day. If you are trying to get a mortgage approved so you can buy a house or refinance an existing mortgage, don’t rely solely on LUCK to get your mortgage approved for the terms you want.
Prepare to make a good first impression in these five areas:
1st Capital –Cash is king. The more money you have to put down on your home and the more money showing left over after the closing in case of emergencies, the better lenders like you.
2nd Character-your credit reputation. The higher your credit scores, the lower interest rates you get to enjoy. The lower your credit scores, the higher price you pay for credit. 780 is a great credit score. 700 is an okay score. Scores in the 600’s can cost you a lot more for credit. I have seen some mortgage clients take 1 or 2 simple, inexpensive moves to make some quick improvements for the credit scores
3rd. Collateral- The house needs to appraise for enough value to do what you want to do with your mortgage. Unless you are doing a renovation repair loan, the home has to be in good condition too.
4th Capacity- You need to make sure you can verify enough stable income to quality for the loan terms you need. One of my specialties is working with self-employed borrowers with good credit. There are some extra steps we can take to add certain expenses back to income to help a self-employed person qualify for the loan they want.

HOW NOT TO MAKE A FIRST IMPRESSION ON YOUR MORTGAGE APPLICATION
TIMOTHY TRICKSTER’S STORY
Don’t be like one of my nightmare clients a few years ago who promised us he would have the money to close even though it was not in his bank account. All the parties to the contract knew we could not verify any funds from the borrower, but everyone chose to hang in there and see if his income would truly cover what was needed at the end of the month as the borrower promised. It was the first week of the following month-only a few days away from closing and his old credit report had expired. We pulled an updated credit report and discovered the source of his extra funds—he just didn’t make the payments on any of his bills and assumed he could use this money to pay down on his new home. Don’t do this. By letting his bills go over 30 days late that last month, it dropped his credit scores by over 100 points and he no longer qualified for the mortgage to purchase his home. Make sure you pay your bills on time every month.

How can homeowners or business owners use color in landscape to enhance curb appeal?

Mulch in the right spots spruces up a place, so apply a fresh layer in all your garden beds. The right color mulch enhances the other surrounding plants and makes everything pop.

Plant something with color that brings a feeling of pleasant excitement.

Colorful flowers. Go for a splash of several colors or a more one-color method-whatever looks good at your home.

Giving your landscape the neat and tidy trimmed look. Get rid of dead stuff. Dead and unkempt plantings indicate neglect which buyers could presume is true of the inside of the house too. Grab would-be buyers at the curb with a great looking landscape.

Tend to perennial beds. Tidy up annual and perennials that don’t look good. If you have to replace the plant, you may want to consider replacing it with a different plant.

Dig up and prepare to transfer plants that will go with the house if you are moving. Make sure the buyer of your home know you are taking certain plants.

Clean up small ponds or pools. Get rid of any visible algae, remove leaves and clean filters so that the water is pure and clean. Green algae water in a pool can be a real turn off .

Correct any irrigation issues. Fix a broken system or install an irrigation system if needed. Correct drainage problems.

Fix leaky faucets since this can indicate to would-be buyers possible other water problems in the house.

Drawing the eye pleasantly to your home’s front entrance is an easy, low-cost way to up your home’s curb appeal. Painting your door a pretty hue that contrasts but complements your home’s color. Place a potted plant or two by the front entrance to add pizzaz.

What are the number one areas where people can make a good impression on their mortgage loan application?
Capital- If you have assets like a large savings account, CD’s, mutual funds or retirement funds, go ahead and disclose them on the loan application even if you aren’t going to use the funds for closing. Automated underwriting programs and even HUMAN underwriters like to see reserve funds for a borrower. It insures if there was an unexpected emergency, the borrower would be able to weather the storm without missing a house note. Liquid assets are what I call “grease on the cog” because it can ease a loan into an approval status even if there are other aspects of the file that might not be so clean.
Capacity- State your income correctly. If you are a W2 employee, don’t over state your income. Most of the time the previous W2 and the year-to-date income totals on your latest paystub help you get the income right. That is what a loan officer will look for. If you’re self employed, or a 1099 subcontractor or you own over 25% of the company or if over 25% of your income comes from commissions, let the loan officer know. The formulas and methods for calculating your income is VERY different than if you are a regular W2 income employee. If you’re self-employed and have good credit and you’ve been turned down at another bank, please call me. Fewer and fewer loan officers today know how to find your income in the BACK pages of the tax return. I may be able to help you. Character-Credit scores are important. A great credit score is 740 or higher . if you scores are lower you can still get a loan but sometimes you end up paying a higher interest rate. We can use the Credit Simulator tool. Its sort of like a flight simulator. It can suggest ways to get your credit scores higher in the least amount of time with the least amount of investment.

What are some specific things people can do to improve their credit scores?
Everyone knows you need to make your payments on time. But not many people know that 30% of your credit score is made up of your borrowing habits on revolving accounts like credit cards. To boost your credit scores the highest, you want to keep your balance owed BELOW 30% of your total credit limit on credit cards. If you borrow over half of your credit limit even if you pay your bill on time, it can drop your credit scores significantly. For instance, if you have a credit card with a $1,000 credit limit, don’t ever borrow more than $300 on it. Keep your balance owed under 30% of the limit.
Don’t ever run out and pay off a bunch of bills before coming to see your loan officer. I’ve had people come to my office and announce that they paid off a bunch of collection accounts before coming in for their loan, and then they’re shocked when their credit scores have nose-dived over 100 points. Why is that? If the collection accounts are old, they weren’t affecting your scores that much until you paid them off. Then the computerized scoring program saw the updated collection balance as a new collection. I’m all for paying off your collection accounts, but if you have old collections on your report, wait until you are closed on the loan before you pay them off.
RACHET UP THE CREDIT SCORE TO RATCH DOWN THE PRICE OF MORTGAGE RATE-PHILLIP AND FARRAH FENTON’S STORY
Phillip and Farrah Fenton had been married over a year and expecting their first child. As newly- weds, they didn’t mind living cramped in a tiny house in a family member’s backyard. But, now they had the baby to think about. Phillip’s credit score was suffering because of some bills he had not paid and others he had racked up from his carefree college days.
In order to put himself and his family in a better position, Phillip and I talked about his plans. He disciplined himself with the help of his wife to aggressively pay down the balances on his revolving credit card accounts to keep the owed balances under 30% usage on each of the lines of credit. His credit score started improving.
After adding several points to his credit score, Phillip was in a position to get a lot lower mortgage interest rate. Bragging rights for the Fenton’s. They locked in a lower mortgage rate than they ever thought possible. Now they had more money to spend on their baby.
We are going to talk about some other strategies you can use later in this show. But the way you can get started using this one on improving your credit scores is pull the free credit report the government allows you to get once a year from www.annualcreditreport.com Review it for errors and look for ways to get your revolving credit balances paid down and maintained as low as possible —using less than 30% if possible on your credit lines and making your payments on time.

It is vitally important that you do not change anything on your asset statements after Jo has reviewed your bank statements. Any decrease in your assets could make or break your loan approval or cause a delay in your closing. ANY LARGE DEPOSIT NOT PAYROLL RELATED NEEDS TO HAVE THE SOURCE DOCUMENTED. (You can get images of the deposit and copies of deposit slips from your bank.)

If you are legally married, and buying or refinancing a primary residence, even if your spouse is not on the loan nor on the title, your spouse will be required to sign a few key documents to keep your title clean under the state law. Change in marital status could cause problems on title.

When it comes time to provide bank statements or any asset account, or tax return, it is necessary to provide ALL pages of the statement, even if it is a blank page. On asset account statements, make sure the name of the bank, your name and at least part of the account number appears on any bank documentation you submit to us. (no strike-throughs or white-outs)
(If you turn in a 401k statement, please get a letter from the administrator stating terms of the plan including terms of withdrawal—even if you are not withdrawing funds)

Please do not make any changes to your income or manner of payment from income from your business or employment. When it is time to send tax returns, please send ALL pages including any K-1s if applicable. Even if your income is increasing, under current loan guidelines some methods of income payment are not allowed to be counted as qualifying income so it is important to let your loan officer know of upcoming changes right away to make sure the type payment of income is acceptable for loan qualification purposes. If you own 25% or more of a business, please send all pages of the business tax returns for the past 2 years also. (In some cases underwriting may require a year-to-date Profit and Loss for self-employed borrowers.) Note: If your IRS transcripts or tax returns indicate that taxes are owed, you must document the source of funds to clear the taxes owed or show proof of accepted payment plan and proof of three months payments made to IRS or other agency to clear debt.
(Some mortgage products do not require tax returns at all-check with your mortgage officer for a personalized list of documents needed for your specific loan)

If you file your tax returns right before or during the loan process, this can delay your loan process by a month or more due to the time it takes the IRS to fully process and log your numbers into the government required IRS third-party transcript for that tax return that must be included in your loan file. You may consider filing an extension on filing your IRS return in order to avoid this delay. (Underwriting may ask for a year-to-date Profit and Loss for self employed borrowers.)

Do not open any new credit accounts (and especially not a 12-months-same-as-cash account.) Do not add balances to any existing credit accounts. Do not apply for any new credit during the loan process. Do not make any changes on your credit status.

Please check your tax returns and make sure you do not have any undisclosed business losses. If so, please notify your loan officer.

Make sure that you keep your accounts paid current during the loan process. Even though you are planning to pay off an account at closing, please do not allow this account or any others, including any mortgages, to go 30 days late even if the closing the delayed. (This could cause your credit scores to drop right before closing and jeopardize your loan approval.)

Use funds for closing DIRECTLY from the account where we have verified your funds. If funds come from a different account, it can delay or jeopardize your closing . Also do not move money from the account where funds were verified to another account to access for closing. Funds must come DIRECTLY from the account where funds were verified and not moved to a different account for any reason. Earnest money must come from the account that you will be fully documenting.

REMEMBER, AT CLOSING THE FUNDS WILL NEED TO BE IN THE FORM OF A CASHIER’S CHECK AND/OR WIRE PAYABLE TO THE CLOSING AGENT. You will need 2 forms of ID at closing including drivers license. All borrowers and interested parties will need this documentation at closing.

If you are on any of the accounts we are verifying with another person, you will need to get a short letter, dated and signed by the other person identifying the account and stating that you have full access to the funds.

If there will be a full appraisal on the property you are financing, please inspect the subject property for repairs that may be required prior to closing by the appraiser. Some common required repairs are leaky roof, rotted wood, peeling paint, torn flooring, broken tile, non-functional plumbing, electrical or HVAC systems, drainage problems, holes in sheetrock, broken windows, foundational problems, termite damage, hazardous waste on property, etc.
If the property is in a flood zone, flood insurance will be required. Appraisal values are determined by the assigned appraiser. Comparable property sales over the last 6 months to a year on houses like the subject property in the subject property neighborhood are used to determine the official value used by the mortgage company. Government guidelines require the mortgage company to order an appraisal and have the appraiser to be assigned to the property by a third-party, government approved order agency separate from the mortgage company.
The mortgage company must order the appraisal from the approved agency. Appraisals from other mortgage companies and appraisals ordered by anyone else, are not qualified to be used under current loan regulations.
If the appraiser notes repairs on the appraisal, it is very possible he/she will need to reinspect the property to make sure repairs are completed in a workmanlike manner. Appraisers charge an extra fee to do this which could increase your costs at closing.
If the property that will be appraised is classified as a manufactured home, modular home or mobile home, not build onsite, please let the loan officer know right away. Homes that were not completely built on the site where they are located can require a different mortgage program with different guidelines. (Examples of homes that may require a unique loan program are manufactured homes, mobile homes, condominiums, cooperatives, geodesic homes, barndominiums, berm homes, log cabins, homes with multiple parcels or with more than one home on the property, properties with income producing business activity, properties with more than 4 units.) Appraisal fees are not refundable.

If you are refinancing your home, please make sure the home has not been listed for sale on the market within the last 6 months. REMEMBER THAT ON A PRIMARY RESIDENCE, THERE IS A 3 DAY RIGHT OF RECISSION BEFORE MONEY IS DISBURSED.

Anyone on the loan and/or on title or spouses of the owner occupant do not leave town during the loan process and closing period. We need all parties available to provide supporting documents as needed until the closing is funded.

)Due to the new TRID government lending guidelines, there are mandatory delays set up throughout the process, giving you a chance to review the terms as the process moves forward. If you change anything that triggers a change in the final terms after final disclosures have been sent, this could delay your closing to wait on new documents to be received by you and the mandated delay period completed. (remember 3-day recission period from closing to funding on a refinance of primary residence)

Due to a rising number of incidences of hackers/scammers attempting to redirect wired closing funds, please do NOT have any funds wired before verifying the wiring information with your loan officer and the attorney’s office. There may be additional steps to take to ensure your money is wired to the correct account.

A Family Business
Our business was started in 1958 by Rex and Beth Lawhon and was one of the first weed control companies in the Southeast. Over the years, we have kept our client list small and personal in order to serve the gardens of Memphis with the best in lawn and shrub care. The high quality of our work has paid off over the years by the many repeat customers we have – both residential and commercial. We follow the philosophy of doing it right the first time. In 1985, we expanded our family company by offering a complete design build landscape service. John Lawhon, with a degree in Landscape Architecture, offers complete landscape designs for every budget as well as outstanding plant installation services.
