Today we are going to show you how successful people have powered over procrastination to really win at something they wanted in life. What is causing you to procrastinate about buying your first home? Are you wanting to move but you don’t want to give up your old mortgage rate in the 3’s? Do you want to buy right now the house that will be perfect for your next stage in life, but you don’t want to sell your current home right away? Today we are going to share you with you some little-known tools top help you get and keep the payments you want and not have to wait to buy the house that needs to be yours.

The first story is about Nick Foles, quarterback for the Philadelphia Eagles in the 2018. Remember him? I think a lot of us can relate to Nick. He was disillusioned with his football career in 2016. He had been benched by the Rams and then cut from the team over the phone. Nick was at a crossroads I life. He headed for the mountains out of cell phone range for a few days to plan his exit from his football career and forge a new path.

Five days later Nick Foles walked back into cell phone range with his mind set on becoming a high school pastor, but he hit another fork in the road. His phone buzzed and he got a life-changing message from a friend and coach, Andy Reid. Andy encouraged Nick and said, “You have a lot of good football in you.” Nick felt the passion again and threw himself completely into the game of football.
Most of you know the rest of the story. Nick Foles, playing his position as quarterback, went on to lead the Philadelphia Eagles into the win in the 2018 Super Bowl over longstanding champions, the Patriots. Nick is quoted as saying, “…So I had to grind like that to shine like this.”

 

Do you want to buy your first house, but there is something stopping you from moving forward? Power Through Procrastination!

I like this one, When you come to a fork in the road, take it.

Yeah! That’s a sure fire procrastination killer right there.

Just go, baby, just go!

1. Talk about some winning strategies some of your mortgage clients have used to make a winning play.
A. Just like in football, you can win if you have some options to play when you are in the game. You want to be open to run the ball into the inzone or pass it or kick it to get some points on the board.

In real estate, being able to afford the down payment and the monthly payment on a mortgage seems to be top priority. .

Recast Story

Jason Janson (not his real name) wanted to retire years ago but, because of a misunderstanding with his tax professional, he was paying back several years of IRS liens. The set monthly payment to the IRS was more than he could afford if he retired from his job. If he did not find a way to pay off the tax debt, he would not be able to retire for another five or six years.

It seemed really easy to refinance and pay off the six figure tax bill since there was plenty of equity in the house Jason owned and he had good credit. What was holding Jason Janson back from a simple refinance to get the IRS out of his life?

Because, as Jason explained to me, “if I borrower over $100,0000 to pay off my IRS liens, my new mortgage payment will be too high for me to afford when I retire over the next few months. So,if I retire, the over $2,000 per month set IRS payment will put me in the poor house. If I try to refinance and pay OFF the IRS, the mortgage payment will put me in the poor house. I am doomed to work til I die.”

Jason was suffering every day because the huge IRS payback payment was holding him down in a very restrictive life style. But if he got the refinance, he would also be stuck making a large mortgage payment instead and could not afford to retire.

But, Jason did not know about a simple solution called a “mortgage recast.” Here is how the recast set Jason financially free. I explained to Jason that we could do a fixed rate mortgage on his house to pay off, once and for all, the IRS six-figure tax lien. The payment would be fairly high as compared to his job income. However, when he retired in the next few months, he would be getting a large lump sum from his employer in addition to some monthly pension. He planned to take some of the lump sum and pay down about 30% the unpaid balance on the new mortgage. He had a written agreement with the mortgage company that he could recast the mortgage to a much lower monthly payment once he made the extra lump sum payment. The recast would allow the lender to recalculate Jason’s payment on the much lower paid down balance over the remaining years on the mortgage term. Now Jason could retire AND enjoy an extremely low mortgage payment with NO TAX LIEN.

Assumption story

Mimi Manning (not her real name) had been putting off selling her house in town and moving closer to her children and grandchildren. Mimi explained to me that she would have sold her house and moved a long time ago but just could not justify giving up the low 3.5% interest rate she had gotten a few years ago on her house.

Mimi told me about the “perfect” close to her grandchildren that she would love to buy but she needed time to fix up her old house so she could get a better price on it. “And,” she added, “I have gotten so used to paying a 3.5% interest mortgage, I just can’t make myself pay over 6% interest for a new mortgage.

As it turned out, the house Mimi loved, the realtor told me, had an assumable mortgage on it for about 3.5%. If Mimi would qualify with the seller’s lender, she could assume and just take over the payments on the assumable loan. Mimi could get a temporary equity line of credit on her old home to pay the seller the difference between the sales price and what was owed on the assumable mortgage.

Mimi would have to pay her mortgage on her old house, the payment on the temporary equity line and also the new assumed mortgage on the new home until she could sell her current home. Once she sold her current home, should would, once again, be enjoying the assumed mortgage the seller had gotten years ago at 3.5% interest. No more procrastinating. Mimi was on her way.

Free Money and Borrowed Assistance:

If you are a first-time homebuyer, you may be procrastinating because you think your credit is not good enough. Check with your lender. They can do a soft pull credit report that does not hurt your credit score. We can explore some steps you can take to boost your credit score.

You may think you don’t have enough money to close. Currently, there are various down payment assistance programs. We can go treasure hunting for FREE Money and lots of borrowed assistance.

Have you ever thought of ways you can make the house pay YOU each month? If you could rent a room or a unit on the property to a tenant, you would have some extra money to make the house much more affordable to you.

No more procrastinating. If you are waiting on mortgage rates to hit bottom, don’t be shocked if home prices go up and you still have not come out a winner.

Answer: It depends on the price of the home and which loan product you are using. Some home purchase loans allow you to buy a home with little or nothing down.

Ed Hill’s tip: (about a minute and a half) Heads up that in a couple of months or so, materials for home and roof repairs will be going up about 10%. Don’t procrastinate.

Caller : Dwight asked if the deportation is going to cause prices on labor and materials to go up.

Ed: answered that it is very possible that the price of repairs and materials could be negatively affected by disruptions in supply and labor.
