You have done a great job for me and for other people I know. Tell us a little about yourself and what you do for your clients? (JO) The whole concept of innovate initiate to profit from changes” makes me think of the years I lived in the State of Maine where the summers were divine and the winters could be dreadful. I remember hearing the story of an old farmer up there who had endured many blowing blizzards year after year.

One day a man from the county came out and surveyed this farmer’s land. He delivered some shocking news to the farmer. He said, “All these yee-ahs you thought you lived in Maine, but this “fahm” sits across the “bor-dah” in “New Hamp-shah.”

The farmer let out a sigh of relief, “Thank the good ‘Lo-wahd,’ ‘fah’ that. I don’t think I could stand ‘anotha’ Maine ‘win-tah.’” Hmm…. Hope you caught that one…. The humor is a bit dry in Maine but their hearts are warm.

In Maine we started in the summer getting the wood chopped and stacked. We stocked the pantry with non-perishables. On the weekend we went down to LL Bean or one of the outlet stores when the winter wear was on sale. It took some planning and looking ahead to survive well through one of those cold Maine “win-tahs.”

If you listen to the news and pay attention to some of the headlines you can see some changes happening here in the real estate and financial realm and . How can you prepare to profit as mortgage rates have dropped to a 15 month low and laws have changed that affects who will pay the commission for the home buyer’s realtor.

How will the new Heating and Airconditioning Laws Change on January 1, 2025 and what can we do

#1 New refrigerant is completely environmentally friendly.

#2 The new system will cost you 20% to 30% more on or after January 1, 2025.

#3 If you have an HVAC system that was built in 2007 or before, it is probably going to be less expensive for you to completely replace your unit BEFORE January 1, 2025. If you have a unit that was built AFTER 2007, you might be ok to keep your unit maintained as long as possible before you will one day have to replace it when you old unit dies.

Innovate and Initiate to Profit Through the Changes in Real Estate

Are you thinking about buying a home? Are you considering selling a home? Now that the laws on realtor commissions have changed, who is going to pay the buyer’s agent’s commission?

In the past the seller paid the real estate commission which was slit between the realtor who represents the seller and the realtor who represents the buyer’s interest. Today the buyer is responsible for paying the realtor who shows them houses and negotiates on behalf of the buyer.

  1. Some sellers have already agreed to pay both the listing agent’s commission and the buyer’s agent’s commission.

  2. If the seller has not agreed to pay for the buyer’s agent’s commission, the buyer could negotiate to pay a higher price for the house. The buyer can agrees to pay a higher price than the sales price listed by the seller. In exchange for the buyer offering a higher price than the list price, the seller would pay for the buyer’s real estate agent’s commission. (The house would need to appraise for the value of the higher price the buyer offered or higher.

Some real estate gurus have done the math. They say that it is better for the seller to pay the buyer’s agent commission. It is better for the buyer because they do not have to pay a higher price for the house and they can use more of their funding to pay a larger down payment.

It is better for the seller, in so many cases,. because more agents are motivated to show the house to their buyers. More buyers are motivated to buy since the sellers for that property will pay the real estate commission for the buyer’s agent.

As a mortgage loan officer, I am seeing some really clever clients and how they are getting ahead and getting wealthier during this 2020 real estate market situation because they take the time to check out the market conditions.

Here are some ways my former clients took time to innovate and initiate to profit. First time homebuyers like Luis and Lydia Lopez. They had worked hard for several years trying to save the money needed to buy a house in the school district where they wanted their 5-year old to start school next year.

Every time they would get some money put back, some emergency would happen that sunk their savings and the rent kept going up each year. Lydia admitted she was the biggest problem, since she had sometimes made quick decisions to spend money on things she really thought their family needed, only to find out she should not have spent the money.

The Lopez’ spent four months looking for houses, making offers only to get turned down over and over again. They needed a low mortgage payment and needed the least down payment at closing. Due to their lower credit scores, they needed a loan program lenient on credit that would still allow them a very low mortgage rate to keep their payments down.

Here was the solution for Mr. and Ms. Lopez:

After their daughter was tucked in one night, Mr. and Ms Lopez spent an evening after their daughter went to bed to look at bank statements and credit card statements from the last several months. They determined the maximum house payment that they could comfortably afford. They set a line in the sand on the max dollars they would pay down.

They got me their supporting paystubs, bank statements and asked us to review them. We did and I sent her an email about how good her documents were looking. They did not have a house to sell first and were willing to work with the seller on a possession date. They were prequalified for a government FHA loan with 3.5% down payment. We also had them prequalified on a conventional 3% down payment program—just in case the seller was concerned about the stricter appraisal inspection requirements.

Their realtor presented their letters with the home purchase offer. Hard work and perseverance paid off. The Lopez’ got some assistance with the move-in costs and, because of the low mortgage interest rates, their house payment was much lower than the going rent in the same neighborhood. We celebrated together at the real estate closing table.

HOW CAN I AFFORD TO BUY A HOME?

One of the most recurring conversations I have with mortgage customers is their desire to buy a home but they think they cannot afford it. Don’t get me wrong. I never want to encourage someone to buy a home they can’t afford.

But, so many times helping someone buy the home they want is just a matter of doing some restructuring of their finances, like refinancing a car loan, or restructuring the credit card debt.

Other times, these customers are pleasantly surprised to discover the lower-than-market interest rate programs through the state that lowers the mortgage payment enough to meet their budget. Multiple down payment assistance programs help home buyers purchase a home and still keep their emergency savings in place.

The first house you buy may not be your dream house. A good realtor can help you find a smaller, more affordable home that meets your basic needs. Once you have lived there a few years, presumably your home will have gained value. You can take the profit on the sale of that home and buy a home that is closer to your dream home.

Determine how much you can pay down to buy a house. You may need a special mortgage assistance program to help you with the down payment so that you can leave your emergency funds on place.
