(Jo) Sally, I was sharing with our BNI business networking group last week that with all of the upcoming changes in the mortgage industry, it really takes a Magician to be able to pull rabbits out of the hat whenever a client runs up on a loan regulation that is not favorable to their specific situation.   The other day I had a client in my office. He had been turned down by a different mortgage company because they said he didn’t have enough income. I reviewed his income documents starting at the back of the tax return and moving forward, and by the time I got the front page of this tax return I was able to legally add back some income from the expense column and his income-to-debt ratios were fine. He had good credit and at that point the loan looked good. He asked me how it was that I could get him approved and the other company couldn’t. I laughed and told him that I was so happy to use my 25 years past experience to get him the best terms on his mortgage and to get it approved, but didn’t have time to show the competing lender how to pull a rabbit out of a hat. (Jo) Good clients for me are those of you ready to buy a house or several houses. Those of you all over the 50 states who are ready to refinance your mortgage to take advantage of these low rates. This week July 20, 2015 through July 24th, 2015 the mortgage market took a nap alongside the bond market. Not many reports came out this past week and not much is moving overseas at the moment so the bond yields and prices on mortgage rates sunk down to the lowest they have been in July and took a nap with conventional 30 year rates ending the week around 4% to 4.125% no points in some cases. Memphis Pink Palace Museum

Question: I was designed to be a residence in an area formerly known as “Buttermilk Town”, but now I am one of the more popular attractions in Memphis. Who am I?

Hint: My original name was to be Cla-La-Clare (named after the developer’s children).

Hint: My original developer was a Memphis businessman that was quite innovative in his field of endeavor.

Hint: My neighborhood was later developed into some nice homes by a company from Louisville, Kentucky.

Final Hint: There is a color in my name!

Answer: Memphis Pink Palace Museum. The Memphis Pink Palace Museum and Planetarium serves as the Mid-South’s major science and historical museum and features exhibits ranging from archeology to chemistry. Over 240,000 people visit the museum each year. The Sharpe Planetarium, housed at the Pink Palace, features 165-seat theater-in-the-round auditorium and offers public shows that project star fields, visual images, and laser lights on a domed ceiling. The Crew Training International IMAX Theater opened on January 21, 1995 and features a four-story high movable screen. The Pink Palace Museum, the Sharpe Planetarium, and the Crew Training International IMAX Theater are accredited members of the American Alliance of Museums.

The headquarters for the Pink Palace Family of Museums is covered in pink Georgian marble; the mansion was given to the city of Memphis in the late 1920s by Clarence Saunders, the founder of Piggly Wiggly, because of his financial troubles. He had the residence built in 1923, but lost a fortune and the home due to financial reversals on Wall Street. In March 1930, after the Stock Market Crash, Memphis Museum of Natural History and Industrial Arts opened in the mansion. The original exhibits featured stuffed animals and birds, dolls, anthropological items from local wealthy collectors, as well as items related to Memphis’ history, particularly Confederate military uniforms and memorabilia.

Last Week: Vance Park sits atop the Memphis bluff commanding a view of Beale Street Landing, Tom Lee Park, Riverside Drive, Mississippi River, The Pyramid and every daily sunset! Located at the western terminus of Vance Avenue, just over the CN Railroad tracks and MATA Trolley Riverfront Line, Vance Park was the center of the Memphis river industry for over 100 years, as the South Main area housed warehouses for transfers from railroads to the riverboats and barges below, up until the middle of the 20th century.

Both Vance Avenue and Vance Park come from the name of William Vance, who was a trustee in the town of South Memphis, which stretched from Union Avenue to Calhoun Avenue (now G.E. Patterson) from 1844-1850, being annexed into Memphis in 1850. In 1982, visionary Downtown developer Henry Turley opened the River Bluff Condominiums on the bluff at the end of Vance Avenue and south side of Vance Park. In the late 1990s, the City of Memphis, along with the support of the Chickasaw Bluffs Conservancy, finally completed the River Bluff Walkway that runs along the top of the bluff. Steps to Riverside Drive and Beale Street Landing begin at the top of the park.

  1. QUESTIONS ANSWERED BY JO GARNER: What are some ways people go about reorganizing their financial lives?
  2. People who have accumulated very high credit card debts at high adjustable rates of interest decide to pay off the high interest rate accounts. This can happen in a number of ways but the first step is to commit to a plan to STOP racking up debt on the cards altogether. Some of my clients have taken some cash out of equity on their primary residence when they refinance to a lower fixed rate and used the cash to pay off other higher interest rate debt. With mortgage debt being as low as it is, these homeowners, in a lot of cases have been able to keep their mortgage payment the same or close even with pulling out cash to pay off other debt.   With the elimination of payments on the paid off accounts, they can then take the extra money and continue to pay down more rapidly the other remaining unpaid debts until one day they are debt free. This takes discipline though. Being accountable to a financial advisor or someone in the family, can be very helpful on a process such as this.
  3. People downsizing come into my office. Sometimes they have a contract on the smaller home they really want to buy but haven’t had time to sell the big one they currently live in. In so many cases the big house they live in is almost paid off and has a lot of equity. In cases like this, we can do a smaller first lien mortgage with a temporary bridge credit line on top of it that can be paid off when the old home sells.   This allows my clients to go ahead and get settled in the smaller home and not be so rushed to sell the old home. When the old home sells, my clients can then take the equity from that sale and pay off the bridge loan on the new home. If there is a mortgage left, the payments would be very small and affordable.

These are only a couple of the many ways people reorganize their finances similar to the way you, Sally, help people reorganize their stuff.

  1. What are some ways your clients organize their finances when they are trying to decide what they can afford on the price of a new home?
  2. The first two things I would like to urge our listeners out there to do is apply 2 simple rules of organizing the financing decision: #1: Take Inventory and #2 Prioritize Your Needs. when you’re trying to decide what house you want to buy—Under Prioritizing Needs— make sure you have an emergency fund at all times. You do not want to spend every penny of your savings to get into a house. You need money put back for a rainy day.   Under Taking Inventory—before you even start looking at houses, take a look at your income and your expenses.   What is your income and what are your regular monthly expenses? Now go through the last 12 months bank statements and credit card statements and find the expenses like car tags and periodic car insurance payments and other stuff that happens but not necessarily every month. Sally, its sort of like earlier in the show when you turned my computer bag upside down and inside out and dumped all of its contents on the towel and then started putting the items back into the bag in an orderly way. As you pick up each item, you realize what you have in inventory and where it will be when you need it. As far as your monthly income and outgo–   Its only at that point that you have any clear idea what will be comfortable for you on a house note and still leave money to go into savings for emergencies.   One thing that helped me many years ago when I was buying my first house, I let my CPA look at the good faith estimate to see what my proposed house note would be. He pointed out to me some money that I didn’t realize I had. He estimated the amount of money I could get back from the IRS as a refund if I wrote off the mortgage interest as a deduction—something I was never able to do as a renter. The tax refund each year would help me keep my emergency fund stocked.
  3. Can you think of any other ways that reorganizing your finances can be like reorganizing your home or office?
  4. There are SO MANY correlations between reorganizing your finances and reorganizing your house.   I know when you, Sally, started helping me reorganize my personal house and office, you kept asking me along the way, my habits and preferences on how I used things.   We put like things with like things and made more use of vertical space by acquiring some cabinet pieces to free up floor space . When you are buying a house to live in, it’s important that you know your habits and how you like to live in a house. Knowing your habits falls under the Simple Rule #2 Prioritizing Your Needs. Then you know if that particular house will allow you to live comfortably and meet your needs and those of your family. Under Simple Rule #1 Take Inventory— Know your spending habits so that you are sure the house payment with taxes and insurance and any association fees connected with the house will still allow you to do some of the fun things you like to do with your money and still maintain an emergency fund.
  5. For clients who have a set goal to buy more than one house like when buying rental property as investments, it is important to approach the decision sort of like one of Sally Baker’s organizing projects when she assesses the person’s habits and basic needs. For instance, if you are wanting to buy a rental property or two, know how much time will you have to devote to rental management of these houses or do you need to budget for a property manager? Another question to ponder is what is the market rent income for that neighborhood? What discounted price do we need to offer in order for our full mortgage payment including taxes and insurance per month to be low enough so that we can afford to fix things on the house when it goes wrong or when tenants move out. You have to think about buying houses for rental like a business. You want to buy a business that is making a profit—because if you are taking a loss each month, well, you’re not going to make it on VOLUME. Consult a good certified financial planner. But get an experienced loan officer on your team too. I would like to sign up to be your loan officer. Let’s talk.
  6. Talk about more of the habits to get to good mortgage
  7. HABIT #3 First Things First-preapproval letters with supporting income and asset documents so we can make your preapproval stronger than the person trying to outbid the other guy competing to buy the same house you want to buy.
  8. Once the seller accepts your offer subject to inspection, d o the home inspection first before the apprasisial if you think there may be problems with the house.
