(Jo) So you want to buy a home or more than one home? Here are some steps successful people have taken to finally reach homeownership.

  1. Create a very specific vision for what you want your house to look like. What does the neighborhood look like? Who will be living in the house with you? What must you absolutely have in your house? What do you absolutely NOT want in your house?

  2. Create and review your budget. What can you comfortably pay for a mortgage payment each month? What can you comfortably pay down at closing for the down payment and closing costs?

  3. Check your credit. You can check your credit free once a year at www.annualcreditreport.com

  4. Get with your mortgage officer (I would love to sign up as your mortgage officer) and see what price ranges for homes fit your personal comfort level. We can get you a strong preapproval letter. Go ahead and get the lender your income and asset and other documents they require.

  5. Use a knowledgeable, reputable realtor to help you find the house you want and negotiate with the seller, and get you the signed home purchase contract you want.

  6. The lender will order title work on the property and the appraisal. You may want to hire a professional home inspector.

  7. Once everything is approved, you go to closing.

KITTY KELLERMAN- NOT TO BE DAUNTED OR DISUADED, AGAINST ALL ODDS

(Jo) Anything is possible when you set your head and your heart to accomplish something you want to do. Against all odds and everyone’s advice Kitty decided she wanted to live closer to some very close friends and family and she set out to move here. But challenges she faced was that she lived 4 or 5 states away. It seemed like an obstacle course Kitty would never conquer. But Kitty was determined.

I got a call from her friend, a former mortgage customer of mine. She said Kit was one of the most caring and positive women she had ever met. Her concern was that something was going to get snagged with all of the moving parts to Kitty’s transactions—buying a home here and selling a home 5 states away geographically and then getting everything moved.

Kitty said, “It’s now or never, Jo. With this job opportunity this just came up—it’s achance that may never happen again. If I don’t take this chance now, I feel like the regret will nag at me for years to come.”

Kitty’s friend was right. To know Kitty was to love Kitty.   1. Improving Your Credit Game to Gain Yourself a Lower Mortgage Rate:

When mortgage rates recently started a rapid climb upward, some of my clients were still out house shopping and could not lock their rate on a standard program. When the seller finally accepted their home purchase offer, rates had moved away from where they had been originally.

Benton and Baily were disappointed that their payment would be a little bit higher since the mortgage rates had jumped higher. Benton and Bailey had a longer time than usual until they were contracted to buy the house.

The answer for them was to somehow improve their credit score. By paying down their credit cards to show they were using less than 30% of their revolving credit limits, their score would like increase 15 to 20 points, just enough to put them in a much better price level for their mortgage. The higher their credit score, the lower their mortgage rate. The lower their mortgage rate, the lower the payment. Life would be much happier enjoying that lower rate.

Brenna and Brandon Bothem—A Better Life on a Budget but not Without Roadblocks

Brenna and Brandon were renting and paying more and more each year to the landlord . With rent rates soaring around the country with no end in sight. They sought advice from a realtor, their mortgage officer and a financial advisor.

Before Brenna and Brandon started shopping for houses, they charted every expense over the last six months, listing the expense in designated categories. To reduce their expenditures without giving up their quality of life, the two of them thought outside the box for ways to find what they needed at bargain prices. They talked with friends about bartering some services to avoid having to pay cash for them. They found ways to enjoy movie night at home with friends instead of going out to eat and to a theater. It turned out to be more fun meeting a home with friends than everyone driving to a restaurant and the to a theater or other event.

Before too long, Brenna and Brandon had a hefty emergency fund. They set up for some automatic bill-paying services. They agreed to give to their church and charity 10% of their earnings. They ask their employers to take another 10% of their earnings to go straight to a 401K retirement account and savings. The other 80% of their funds, they paid their bills and, each month they concentrated on paying off their credit cards. The pain and frustration they felt when they started budgeting turned into a swelling sense of confidence. The Budget project was becoming fun, like a game they were winning.

Brenna and Brandon had a clear vision of what they wanted their life to look like. They also had a clear vision of what their budget looked like so the house they purchased was NOT their dream home. “We can make it beautiful,” Brenna told the realtor. “It is just the leverage we will need one day when we move up to our dream home,”Brandon stated hopefully. The house was a little smaller than they originally wanted but they planned to finish out the area above the garage for Brenna to have a small studio. Brandon would have the garage to work on projects.

Betty Bercoff

My husband took care of the finances. When he suddenly died, it was up to me to survive on my own.”

Life was good for Betty Bercoff and her husband. They trekked through their routine of going to work, coming home to share about their day over dinner. They enjoyed time with their friends and neighbors who would come to visit. The Bercoffs had downsized to a smaller home with less to clean and repair, and a little low maintenance landscaping to eliminate the back-breaking yard work of their previous years.

Betty’s husband took care of the finances, and Betty took care of the cleaning, cooking, and making their house a home.

When Betty’s husband suddenly passed away, she was plunged into a world utterly foreign to her. She still worked her job. She got help from friends … and she began taking stock of her financial situation. Her husband had left her with a small life insurance policy that did not pay off the mortgage, but it did give her time to make a budget and rearrange her spending habits.

Just as it looked like smoother roads were ahead, the Great Recession hit … and she lost her job. Even after finding a part-time job, the income was small. Her heart ached for her husband to be there to help her. She felt like a failure when she had to declare bankruptcy, but at least she was able to save her house.

Betty Bercoff was not a quitter. She knew she was a survivor. She got a second job and, over time, rebuilt her credit. She and her little dog Barkley were living sparsely but making it. Then the heating system went out in her house. The repairman told her it would cost her about $8,000 to replace it, requiring a home improvement loan that would crush her budget. That is when she called me to see if she could do a cash-out refinance to pay for the heat to be fixed.

It takes less than 30 days to close a cash-out refinance,” I told her.

Unfortunately, it was already winter and too cold to wait that long. Betty took the home improvement loan with the whopping big payment. Meanwhile, she and I worked together to get approval for her cash-out refinance with the home improvement loan added to the refinance loan.

Because of the amount she had already paid down on the existing mortgage and the lower interest rate she got on the refinance, her new payment with the two loans together was LESS than what she had been paying before. Betty not only survived this setback, but she also TRIUMPHED.

Private loans from individuals and Hard Money loans can be a source of funding for real estate properties. Most of the time the borrower wants to refinance to more favorable terms within six months to a year when using hard money loans.

Hard money lenders usually provide funds for a short time with a high-interest rate. The advantage of hard money is a quick closing in one or two weeks as compared to a month with traditional financing. Hard money lenders usually finance both the home purchase and the renovation and repair costs.
