(Jo) Jeremy, Core Logic data places Memphis at the top of the charts for real estate in 2014.  What are you seeing in the rental and investment market in the Memphis area right now?  Where are YOU investing?

< (Jo) Mortgage rates started out with some very low rates in the morning yesterday, but in spite of the jobs report being dismal, investors moved money around sending the bond market yields up.  When the yields on mortgage backed securities go up they pull the mortgage rates up with them.   Rates are still comfortable at about 30YR FIXED – 4.125

  • FHA/VA – 3.75%
  • 15 YEAR FIXED –  3.25%
  • 5 YEAR ARMS –  3.0-3.50% depending on the lender   You can always get a lower rate if you want to pay a little extra or have someone else pay a little extra FOR you.
  • Winners in this market are the people who are purchasing homes –primary residences, vacation homes and investment properties. Former renters get special bragging rights, especially if they are buying a bigger, better home with a house payment less than they were paying in rent for a smaller place.  Other winners in this market are homeowners who are refinancing their primary residences, vacation homes and investment properties.  If you can lower your note considerably, it frees up funds to invest to make even more money.  If you keep your note about the same by refinancing but can shorten your term, you can save TENS of thousands of dollars.   If you want to do the numbers and look at your own possibilities, call me today on the air at (901) 535-WREC or off the air at (901) 482-0354 or catch me on my blog www.MortgageLoansBlog.com
