(Jo) Famous author, Tom Peters said, “If a window of opportunity appears, don’t pull down the shade.” I read this article from Linkedin that offers us wisdom about not missing opportunities.
This is the story of a young man who wanted to marry the farmer’s pretty daughter. He went to the farmer to ask his consent. The farmer answered, “Son, go stand out in that field, and I’m going to free three bulls, one at a time. If you can catch the tail of any one of the three bulls, you can marry my daughter.”
The young man stood in the field, awaiting the first bull. The barn door unlocked and out came the biggest, meanest-looking bull he had ever seen. He concluded that one of the next beasts had to be a better option than this one, so he ran over to the side and let the bull crossing through the field out the back gate.
The barn door unlocked again. Improbable. He had never observed anything so fierce in his life. It stood – hitting the ground, squawking, hanging slobber – as it eyed him. Whatever the next bull was like, it had to be a better option than this one. He ran to the barrier and let the bull pass through the pasture, out the back gate.
The door opened a third time. “Aha!” This was the weakest, scrawniest little bull he had ever seen. This one was his bull. As the beast came whizzing by, he placed himself just right and jumped at precisely the exact moment. He grabbed… but the beast had… NO tail!”
If only this young guy had taken the first opportunity to grab the bull’s tail. The road would have been easier to marry the girl of his dreams. He would have some bragging rights too. He let his worries and limitations get in the way of a once-in-a-lifetime moment. If you know what you want and WHY you want it, it is easy to push past anxieties and difficulties. If you want to win in life, seize the moment. You can handle the challenges as they come your way. You can celebrate your victories too.

SEEING THE LIGHT ABOUT VINYL WINDOWS
Homeowners across America are seeing the light about vinyl windows! Here are some reasons they are looking at removing their old, drafty, energy-wasting, comfort-robbing traditional windows and choosing vinyl energy-efficient windows.

Older homes often have old-style, expensive single-pane windows.

(Jo) Ways to finance home repairs:
The type financing a homeowner would use to finance repairs would be determined by the type of repairs and cost of the repairs.
For smaller repairs, a home equity line of credit can cover repair costs. The disadvantage of the equity line of credit is that the rates are usually variable with no safety caps (unless negotiated on different terms.)
For larger, more costly repairs consider a full cash out refinance with the advantage of a stable, fixed interest rate. The disadvantage is that the costs to refinance is more than more temporary financing options.
Loans secured on other assets.
Financing offered by the repair vendor. The advantage for this financing is that it is quick and easy to obtain. Usually the rates and terms are not so advantageous.

When the Right Mortgage Opens a Window of Opportunity
One of the highlights of serving my clients as their mortgage loan officer is to hear their stories, their hopes and their challenges. I get a seat by the window—just an honored position.
So many times the customers I serve come to me with a need to solve an immediate need or they want to make a winning move to see long term rewards later.
The story I would like to share with you is about a couple who needed a short-term solution that would set them up to solve a long-term problem.
Hankin and Hazell Harrison’s Story- Recast vs Refinance Makes All the Difference
Hankin and Hazell Harrison believed in working hard and dreaming big. So far they had done pretty well, but now that they were retired, it was no time to make a mistake on a big scale.
Their children had moved far away, gotten married and were bringing grandchildren to the Harrison’s house for long stays. Even though the Harrison’s house was paid off, it was too small and needed some serious repairs. They needed a bigger house with a swimming pool, a play room and places to entertain.
When they called me, they told me they wanted to buy a much bigger house but did not want to be saddled with a big mortgage payment. They did not want to sell their current home until they could do some repairs to get a higher price, but they needed to move quickly to buy a home that would be perfect for their family. When they bought the new home, they wanted to put down a hugh amount so that the mortgage payment would stay ultra low. But, how could they buy the new home that just hit the market and have the huge down payment to keep their payments low without getting the profit from selling their old house?
The Harrison’s had several options like getting a temporary bridge loan, but that would incur extra closing costs. Getting a temporary equity line on the old house while they still lived there, but it would take too long to fund and close.
The Harrison’s decided that the best option was to go ahead and buy the new home and put a smaller amount down as a down payment. This would free up their other funds to start repairing the old house. Once the old house sold, they could take the profit from the sale of the old house and make a whopping, large prepayment on the new mortgage for the new house.
Since the Harrison’s would be prepaying a lot more than 20% of the principal owed on the new mortgage , the mortgage company agreed to “recast” the new loan. When the mortgage company did the recast, they would recalculate the much lower balance owed over the remaining months left on the mortgage. The rate would not change and they would still owe on the remaining years, but the payment would be comfortably where they liked it during their retirement. The lower mortgage payment would allow the Harrison’s to travel with their family and enjoy entertaining them in their home
If the Harrison’s had refinanced the new loan once they paid down the principal from the profit selling their old home, they would have to pay another set of closing costs. With mortgage rates staying at a relatively steady level, refinancing would be expensive with not many advantages
However, the recast does not change the rate or the number of years left on the loan. A recast simply recalculate the mortgage payment for the remaining term but on the largely paid down mortgage balance.
Value on New Home: $500,000
Down payment: $100,000 plus closing costs making the new mortgage around $400,000
Payment Principal and interest is $2,528
112K down payment (they had in a easy-to-get-to-it investment )
A few months later they sell the old house where they used to live. The profit the received on selling the old house was $200,000.
The recast of the new mortgage allowed the Harrison’s to pay down an extra principal prepayment of $150,000 from the proceeds of the old home selling.
Now, instead of owing close to $400k on the new mortgage, they only owed $250K The mortgage company can now recast their payment as if they only owed $250k instead of the original $400k The Harrison’s new principal and interest payment is $1,589/month
Low enough to keep plenty freed up to enjoy life with their kids and grandkids.
You don’t have to know everything about the difference between a refinance and a recast. Just call me and I can run the comparison programs so you can see which one works best for you.
OTHER IMMEDIATE RELIEF WINDOWS OF OPPORTUNITY
The most popular quick solution mortgage programs is the cash out refinance for debt consolidation. The people using this program to refinance their old loan and replace it with a higher balance loan so they can pay off high interest rate credit cards and other high-payment loans.
Some people use the cash out funds for a down payment to buy additonal homes or to help a family member.
Long Term Strategy- The most common long term strategy I have been seeing is the first-time homebuyer who can finally step through the window of opportunity to buy a home. These first-time homebuyers often use a special mortgage program with a lower-than-market interest rate to keep the payments affordable and down payment assistance. Their long term strategy is to own the home and enjoy more wealth as the home goes up in value over time. The 30-year fixed rate frees up the budget as incomes rise but the principal and interest payment never changes.
