(Jo) Getting a vision in mind of what you yearn for your life to look like reminds me of something my sales coach told me a while back. He said, “When you have clear vision, you will have greater endurance. “

DIANA NYAD’S STORY

Then he told me the story of Diana Nyad, the first person known to swim from Cuba to Florida unaided. Diana tried several times to accomplish this goal and failed. Once she was attacked by a jelly fish. Another time she tangled with some aggressive sharks, but most of her failures came from sheer fatigue.

The final time she made the attempt to swim from Cuba to Florida, she was becoming extremely tired just in times past. But this time her coach, who was on a nearby boat, looked up and started yelling to Diana, “ Look up at the light! Do you see that light ahead?”

Diana was so worn out as she swam. She could barely see a light in the distance and thought it was a sunrise. Her coach started waving his arms and yelling louder, “That light is on the Florida coastline! Don’t give up, Diana! Keep swimming!” Once Diana got the clear vision of the Florida coastline, a new flood of adrenaline pushed her forward with a new endurance that bolstered her across to accomplish her vision. (By the way, Diana Nyad was in her 60’s when she made this record-breaking swim.)

USING VISION BOARDS TO GET WHERE YOU WANT TO GO

Who do YOU want to be as a human? What does your home and your home life look like the way you want it to be? How do you want your family situation to be? Do you want children, friends in your home? How to you want to feel on a typical day in your life? What do you want people to be saying about you?

I challenge you to build a vision board for yourself. My retired US Navy friend convinced me to make one and they really work. Print pictures that represent the way you want your life to look and feel– your home, your work and more. Cut pictures out of magazines, print pictures that you find online and paste them on your vision board. Then put your vision board where you can see it everyday and watch what happens.

I believe that you can accomplish ANYTHING owning real estate. And if you buy it right and keep buying more of it, the possibilities are endless on what you can do in life for yourself and others.

  2. Fall is a terrific time to plant shrubs and trees to create the outdoor.. Winter is NOT a good time to drastically prune trees and shrubs. Mulch around these plants (not on them) to give them a blanket. Taking care of your plants will give you a space that you can enjoy this fall and for years to come.

  3. What questions do you ask a homeowner who is trying to decide what type of landscaping design or outdoor living areas will work best for them

  1. Where will the family members spend most of their time and activity?

  2. Are the family members using this space handicapped, elderly, toddlers, teenagers?

  3. Will there be pets? How many? What type? What special provisions need to be included in the landscape to accommodate the pets?

  4. What type activities will be common at the home? (bar-b-que parties, swimming or just hot tub time, vegetable and herb gardening, quite patio relaxing, swing set, tree house or other activities for the children?)

  5. What type drainage or irrigation needs will the property need?

  6. Are there visual barriers or sound barriers needed between the client’s home and the neighbor’s property?

  7. Does the landscaping need to be very low maintenance?

  8. Does the client want plants selected so that something is in bloom and colorful, making their lawn pretty as a picture all year?

  1. Tells a story about a landscape design that will illustrate some of these points.

  1. BUY NOW, IMPROVE LATER, LIVE THE WAY YOU WANT TO LIVE-CHARLIE’S STORY

We can call him Charlie (not his real name.) He was in his 30’s with a wife and a young child and another baby on the way. “The house we are in is a little cramped now, but when the baby is born, this house won’t work for us at all.” He talked about a neighborhood where he and his wife were looking at houses.

When I asked him questions about the price ranges of the homes in the neighborhood where he was describing he had been looking, his voice sort of trailed off and he didn’t finish his sentence. Without any warning, he just blurted out, “I don’t really want to buy an existing home anywhere. What I really want to do is build the house the way we want to live in it.”

When he asked me which way would be the best deal for him, my answer to him was the answer he already knew to be true before he ever asked. The real question was, “Where will you be happiest—in an already built home or the new construction home you design yourself?”

So may times the best deal ever is the one where you follow your heart and figure out for yourself how to make it work. Charlie and I started doing the numbers on what the money down would be and the payments per month if he built the house he really wanted out in the country. After looking at a few ideas, he finally decided that he could afford right now to build the house he wanted if he didn’t finish the attic and left the bonus room unfinished.

With small children, I wouldn’t want them trying to navigate stairs anyway. When the children are a little older and I have a little more saved back, we can finish out the upstairs and it will be like having a brand new house.” His plan was to consult with a realtor who knew the values in the area. He was going to get with a builder and then come back to me with some prices and terms we could compare on putting together his mortgage terms.

ADELE EDMOND’S STORY

 

 

  1. Subdivide-Be Creative and Conquer-

Meet Adele Edmond (not her real name). Adele is divorced and a single mom to two middle school daughters. She works full-time and wants to give her daughters a good life and be a good mom. In the divorce, Adele kept the very small house sitting off a highway outside the city limits where she and the girls have been living for the last few years. Behind the house was about 10 acres that also needed mowing or bushhogging.

Adele’s challenge? She wanted to move to a larger home in town in a school district where some of her daughter’s friends from church go to school. But she didn’t have enough income to afford a high payment since she didn’t have a lot to use as a down payment to live where she wanted to live.

Adele’s strategy? After talking to some business and real estate saavy friends at church, she decided, instead of trying to sell her little house and the land in the back, she would sub-divide the land and sell the lots individually with the small house too. She partnered up with a developer and a builder and a trusted real estate friend.

Adele’s reward? Adele is still in the process of finishing this project but, by connecting with the right friends and partners to help her, it looks like Adele with make significantly more profit subdividing the land and selling them individually than just trying to sell the little house with all the grass out back to mow. Selling the property this way has already provided her with enough down payment to get the mortgage payment low enough to be comfortable in the larger home she wanted in the other school district. And she has money left over to invest for her daughter’s future.

Here’s some trends I see from the mortgage desk.

  1. Renters escaping rising rents to buy their own home.

  2. Retirement brings about time to simply and downsize to a smaller home.

  3. Parents, children and grandchildren moving back under the same roof and buying or building or modifying for the home they need.

  4. Restructuring debt by refinancing to roll in variable-rate home equity line and credit card debt to enjoy one stable payment.

As a mortgage loan originator I see lenders working to provide just the right loan products to meet the needs from these trends. Then, we make the mortgage process EASY
