Mark McLaurine of Refrigeration Unlimited Heating and Air Conditioning company is back in the Real Estate Mortgage Shoppe studio again.   .  I have heard some testimonials from people who say you have found a quick and inexpensive repair that prevented them having to buy a costly new heating and air system.  Mark McLaurine, you are known as the heating and air strategist.  Take a minute or so and tell our listeners a little about yourself and the types of services you offer your clients.  (Mark McLaurine has  about a minute and a half to share a little about himself and the services he offers his clients.)   

(Jo)  Can you remember a time when you finally found the one thing you have been searching for. You are overjoyed at finding it, but right suddenly a problem pops up and that ONE thing you wanted is suddenly out of reach?  

I remember customers who find the PERFECT house or need to refinance to FINALLY catch a big break financially. But suddenly repair issues through up roadblocks and the dream looks like it will die. Later, I plan to share with you some client stories and the financing tactics they used to get over the roadblocks with some smart financing techniques. 

Inquire

Are you preparing to get a mortgage on a home you are about to buy or refinance?  If the mortgage company requires an appraisal on the house, it is good to inquire if needed before spending your money on the appraisal. For example, do you see repair issues in the home?  Will the seller agree to pay for getting all the repairs completed?  How much will you need to pay for the repairs? Do we need to use a renovation and repair mortgage product or some other solution? 

Inspect

If the mortgage company requires an appraisal and the appraiser mentions certain kinds of repairs on the appraisal, most underwriters will require these repairs to be done before closing. Crucial repairs are those connected to the Structure, Security and Sanitation of the home.  Repairs that affect the structure include rotted wood; foundation problems; roof leaks or missing shingles; peeling paint (especially if the home was built prior to 1978); broken siding; electrical, plumbing, or heating problems; or issues with the air and duct systems.  

Repairs affecting the security of the home include doors that do not operate correctly, broken locks, or open access to the house from outside. Repairs pertaining to the home’s sanitation include drainage problems, faulty water supply, septic issues; mold; and more.Most underwriters want the trouble areas corrected before closing, but there are some workarounds when items can be fixed after closing, too.

Innovate

When the repairs must be fixed before closing, the buyer and seller negotiate who will pay for which repairs. If the buyer pays, the mortgage company will have to verify in the borrower’s asset accounts that they have the funds to cover closing and repair costs.  The old “repair allowances” are not allowed on traditional mortgages unless it is paid directly to the repair contractor who does the work. Sometimes lenders can allow some of the repair money to be held in escrow for a few days. If there repairs are over $5,000 or even $105k or more, you may want to explore the advantages of a special renovation and repair mortgage or some other solutions we will cover a little later in the show.

replace vs repair:

replace if the repair cost is greater than 40% of the value of the new equipment

replace if the equipment is past its warranty period

replace if the gas furnace (residential) has a major repair like failed heat exchanger

replace if the failed compressor is rated at 13 SEER or less meaning its over 10 yrs and out of warranty

replace if the outdoor condenser has a condenser coil leak that is inaccessible or unable to pinpoint the leak or has multiple breaches determined or equipment is out of warranty period or part is obsolete

replace 10 SEER AC equipment no matter the cost-its 20 years old!

replace the furnace if its been waterlogged from AC systems icing up and condensate drains that overflowed and corroded the cabinet and electrical connections

replace the furnace or fan coil if the ECM motor is a two-part design that requires the motor and power head that can cost in the $1500-$1800 range and there are no good OEM replacements that may not match the pin arrangements for variable speed operations

Replace a gas pack that has a failed heat exchanger and or evaporator coil thats beyond the warranty period

repair when parts are readily available for gas furnaces such as electrical relays, motherboards, ignitors-basic hot surface editions, pressure switches, flame sense rods, basic condensers that may need contactors, capacitors, basic capacitor fan motors and the availability of variable speed fan motors on hi efficiency condensers that are in good condition and no noted compressor starting issues. Fan coils that may need new heating elements, contactors and basic fan motors and at least 13 SEER efficiency AC coils

repair meaning replace a failed compressor in a condenser or gas package unit when that part is in warranty. 

FINANCING OPTIONS

It’s much like on draft day in pro sports, the GM drafts a player the organization never plans to keep but uses that player as a key individual in a blockbuster trade deal to get the player that they initially desired because they were blocked by draft order limitations or to enhance a deal to be made for a better player that fits their immediate needs. At Refrigeration Unlimited LLC we have figured out how “not to say no” here. We also can offer to finance repairs that exceed the $1000.00 threshold which gives us the ability to help more individual that are short on finances. This offers peace of mind to the consumer along with us giving them the advice they need to make a competent decision about their HVAC needs and concerns.

THE SKINNY ON WARRANTIES IN HVAC

Most manufactures in the HVAC industry offer 10-year warranties on new 410-a equipment such as service coils that are replacing equipment that failed inside the original warrant period such as evaporator coils. We do them all the time and keep these pieces equipment in stock. We also have new in the box condensers that qualify for this warranty that are 410-a and are a minimum of 14 SEER with a few that are in the 16 and 17 SEER range. The minimum now is 14.3 and 15 SEER2 for our area. There are currently no limitations on gas furnaces being either of 80% efficiency or 90 plus models. We offer 5 year no cost labor with registered equipment and with yearly maintenance agreements this will go to 10 years no cost.

The Winfields—get the home that is just right with a renovation and repair mortgage

                                           

Mr. and Ms. Winfield own their own business.  They found a home that with a huge shop and a location that would, over time really pay for itself.   Their heart was set on getting this home.  

The problem was that the house needed about $60,000 worth of repairs. The lender was going to require almost all of these repairs be done BEFORE closing because these repair items affected the safety and habitability of the house. The seller would not allow them to do any work on the house until after they owned it.  The Winfield’s were in a Catch 22.  They could not close on the house until the repairs were done, but they could not do the repairs until they owned the house. 

The solution for them was better than they originally thought.  The renovation and repair loan would allow them to the sales price of about  $200,000 and add the cost of the $60,000 plus some reserves for overruns making the total around $270K to 275K. The program required a licensed general contractor to do the work.

The Winfields would only have to pay a little over 3%  of this total as a down payment plus closing costs and some extra costs for the inspections on the work and title updates and a licensed repair coordinator. If the seller would have been willing to pay their closing costs, the Winfields could have gotten in with just a little bit over 3%  percent down –just under $10K. 

Since the seller was not willing to pay any closing cost in this case, all total the Winfields figured they would have  $24,000 of their own money in the deal, but the house would be worth around $340,000 when the renovations were done. Was paying the extra costs for the renovation and repair loan worth the money and extra effort?   They were walking into instant equity of the upper $50 thousands to low $60 thousand with a relatively low, fixed rate 30-year mortgage.  The deal was definitely worth it to them since they would end up with so much equity. 

The financing available for the purchase of a primary residence like this bargain-priced fixer-upper home are the FHA 203K renovation and repair loan and a conventional product also with similar guidelines. Both programs allow a very small  down payment. This program may not be worth the extra financing costs if the Winfields just barely broke even with the loan amount and value.    It’s a bargain deal if you can realize enough equity or profit from buying a house this way. 

Other Ways to Finance Repairs 

Cash out Refinance Example

Another story about a client who knew he needed to restructure his financing from Darik Dennison, a hard-working professional who was spending way too much time at work and not at home with his wife and younger children.  The Dennison’s wanted to make some improvements to their home that would bring them together as a family more often.  

They wanted to open up the kitchen area to allow them all to be in the same room while eating and doing other activities. They wanted to put in a nice gunite pool with a deck and extend the patio by building a covered area for grilling outside. With the pool and the deck and extended patio, the Dennison’s could grill out or sit and read the paper while the kids swam in the pool with their friends.  It was a brilliant plan to squeeze in more family time and make every moment count. 

Their challenge was that they would have to get a variable rate Home Equity Line of Credit for over $75,000.  This would mean their payment on the equity line of credit could go up of the rates went up or when the credit line converted to a full repayment phase. This could be a budget buster for the Dennison’s.  

The Dennison’s explored a number of ways to try to get the money to complete the renovations to their home. Some of the investments he had considered using for the improvements was invested and making a good return.   But using a variable rate Home Equity Line was not working with a fixed budget. 

Mr. and Ms. Dennison decided to keep all the financing on a stable, fixed rate loan by      refinancing their existing first mortgage and getting cash out to pay for the home renovations and repairs.  The entire financing package would be on a fixed rate loan with no prepayment penalty.   The Dennisons would be able to pay extra on their new first mortgage and get the mortgage paid off early.   They had their renovations, giving them quality family time and a payment that would not break their budget. 

Investors using temporary hard money and then refinancing that loan with me when the renovations are done

Hard money loan covers purchase and renovation of the investment property  to our permanent loan with better terms. 

Equity Now line of credit 

(We can use this Home Equity Line of Credit to pay off the quick financing that Mark’s company uses. Our HELOC can pay off the higher interest on Mark’s finance company so the customer can leave their first mortgage in place and enjoy a better terms on our HELOC)

Tip: If you are self-employed and you have been turned down by your bank or another mortgage company because they say you don’t show enough income on your tax return, let me take a second look.   I look in the back pages of the tax returns to find additional income.  We also have mortgages that allow us to calculate you income from your bank statements instead of the tax return.

Jo Garner  has been in the real estate/financing business for over 30 years.  She grew up in West Tennessee and got her start in real estate in Portland, Maine where she first began her real estate career. She received her real estate education from the University of Southern Maine  and was personally mentored in San Diego, California  by Robert G. Allen, author of Nothing Down, Creating *Wealth and The Challenge. 

On moving back to West Tennessee in 1987, she went into business buying and selling discounted owner-financed notes secured on real estate.  In 1990 Jo went to work for a residential mortgage company and has been a mortgage loan officer for over 30 years.
