(Jo)  We are talking about “How to Win the Race to Homeownership in 2026.”  It feels so good to win a race. It feels so good to finally own a home of your own. 

The two-time Olympic medalist from Memphis, Dr. Rochelle Stevens, loved to run as a child. She became inspired by others and knew that if she could be the BEST at running, she could have the life she wanted and help other people get to the life THEY wanted.   With her mother as her coach, Rochelle made a commitment and trained long and hard every day on her goal of becoming an Olympic running champion.  

She trained hard and left everything on the track –every day. Her dream of going to the Olympics was So close.  But…in 1988 she missed qualifying for the Olympics in Seol by just a “blink of an eye.”  This disappointment was staggering. She felt like the years and grit and grind to get to the Olympics as a waste and that she would never achieve her dream.  But, she decided to amp up her training to 6 hours a day at Shelby Farms with no excuses until she could achieve her dream of winning the Olympic medal and living the life she wanted. With her mother as her coach and putting the right people around her, Rochelle Stevens had a different experience many times over when she competed.

Make sure you call Jo Garner to get preapproved for a loan before you start your home search. Make a list of the things that are most important to you, the things that you would like if you can get them, and just as important the things that you absolutely don’t want. 

For example, if living on a quiet street is really important then put that at the top of your list. If you need a certain numbers downstairs or if you’d rather have all your bedrooms up, make sure that your Realtor knows that. 

Do you need a separate dining room, or would you rather just have a great big eating kitchen, or do you want both. Do you want a great big backyard, or would you rather have no yard maintenance at all. 

There are so many features, some very important and some not so much . Make sure that whatever’s important to you is on your list. 

Pick some neighborhoods and check on affordability of those neighborhoods. When considering financing, know how much you’re going to need upfront to get into the house and be sure that you have that plus some extra, because it’s always going to cost a little more than you think. 

 If you’re buying with another person, a spouse, another family member, or a good friend each of you make a list separately and then put them together to see what the things are that you both want and don’t want. One thing you really don’t want is to have the home search for home purchase getting in the way of your relationship. 

Buying a home it’s not just a financial matter, it’s also very emotionally charged. Be ready for the ups and downs that a home search and home purchase can cause.

 Location, location beats everything 

You can remodel a house. You cannot move it. Pay attention to school zones, traffic, flow, nearby development, and future commercial  growth.

For investors— bye, ugly, not dangerous. Cosmetic problems are opportunities. Structural nightmares are another story.

Jo Garner shares stories to illustrate how people ran a winning race to buy the home where they wanted to live. Stay in the race and cross the finish line.  

#1 Rule Call me first before running out and paying off a lot of debt or making a major purchase.   I am your mortgage coach and we need to work together so that you win the race to the home YOU want to buy.

#2 Rule Determine your true income vs what your true debts and obligations are costing you.

Get your last 3 to 6 months bank statements and credit card statements in front of you (your paper statements or your online account information.) Now, start counting up what you actually get for income going into your asset accounts and what you actually spend on bills and other stuff you may or may not need.   What bills come due only once or twice a year?  (Car tags, club memberships, car insurance etc)

What can you do without? What can you substitute with something that costs less money? After writing out your true income and your true expenditures, what is the maximum house payment that is comfortable for you? 

What is the maximum down payment that is comfortable for you? 

#3 Rule Explore more than one loan program with an experienced mortgage officer 

Let me introduce you to Linden Lancey.

Linden Lancey (not her real name) reached out to me via email. She was a first-time homebuyer with big dreams but with a limited amount she could pay for a house note. Kudos! to Linden for taking a full inventory of what income she had coming in each month and how much of her hard-earned money marched out each month to pay her bills.  She knew her own comfort level on what she could pay down and how much she could comfortably pay per month. She told me her limit on what she could pay  per month and her limit on money to pay down. 

Linden also knew all the things she wanted for her home. She knew the general area where she wanted to live and all the built in gadgets, bonus room-over-the-garage workshop and sitting areas with a view she had to have in the place she would call home. 

But…the home she wanted would tie her down with a monthly payment $200 per month over her maximum comfort level. The down payment plus some other costs would strap her with $7,000 to $10,000 depending on how much the seller would be able to help with her costs. She would be dipping into her emergency fund to pay out almost double the amount she was comfortable paying. 

What are some solutions we could explore for people like Linden?

Down Payment Assistance & Grants-For financing we would look for a 100% loan program or  the right down payment assistance program to help her buy her home and still have her emergency funds in place.    There are 100% financing programs and assistance programs for both first-time homebuyers and people who are NOT first-time homebuyers. 

Credit Simulators to Boost Scores-If a customer like Linda needed a higher credit score to get the special program she needs, we could look for errors on her credit report, we could use Credit Simulator technology to determine the least amount of  money needed to pay down certain accounts to bring her credit scores up in the quickest time frame.

State Bond Programs-We could also explore special programs that would allow her to have a lower-than-market mortgage interest rate to keep her payment affordable. There are state programs like Tennessee Housing Development Agency that can make lower the payments for borrowers.

2-1 Rate Buydowns-If the seller is willing to pay the maximum allowed for closing costs, we could look at a 2-1 Buydown program that would start out with an interest rate 2 whole points below the market rate we lock in during the loan process. The interest rate would step up one point the second year and back to the locked  market rate thereafter.

Hybrid Adjustable Rates-Another program that is emerging lately that significantly lowers the rate the first five years of the mortgage with tight safety caps on rate movements for the remainder of the loan.  The FHA five year adjustable could help people like Linda.  If the market rate for her was in the mind 6’s on a loan in the $200,000 range, her principal and interest payment might be between $1,275 to $1,300 per month.  But, with the FHA 5-1 ARM she could enjoy a rate in the very low 5’s for the first five years, making the principle and interest payment around $1,100/month, saving her about $200/month for the first five years. 

Maxim and Mindy Morris -Buy new home now, sell old home later, enjoy low payment 

Maxim and Mindy Morris had a dream to move closer to family but kept putting off the move because they needed to do extensive fix ups on their current home before they sold it.  They needed the money from the sale of the old house to keep the mortgage payment low on the new home. I asked them if they would go ahead and buy the home they wanted outside the city without selling their old house yet AND I could still show them how to enjoy a low mortgage payment on the new house, would they make the move.  

Challenge:  They need to wait about 6 months after they move out of their current home before selling it.  But, since thy can’t use the equity from the old house and don’t want to a third loan, their payment on the new home will be too high for their personal comfort level. 

Solution to Buying Quicker:  go ahead and buy the new home with the smaller down payment . Later, when they sell the old home and have cash from the equity, they can pay that large lump sum down on the new mortgage as a prepayment to principal.  When they prepay 20% of the unpaid balance on the mortgage, the lender has the option to RECAST the loan to a lower payment as if they had put the large amount of money down.  Now the Morris’ can still enjoy a low payment on their new home after they sell their old one.   A recast is not a refinance.  The rate and number of years on the mortgage do not change, but the payment is lowered.   Call me and I can show you how the RECAST tool can work for YOU.

OTHER SOLUTIONS FOR A QUICKER HOME PURCHASE

Reverse Mortgage Purchase Program-  For buyers over 62 years old who plan to purchase a home where they will live for aging in place.   The FHA HECM has a lot of safety features in the terms that protect the reverse mortgage borrower and their families.    They would make a down payment but would no longer have to make mortgage payments until they move out of the home as their primary residence.   No mortgage payments-sweet. 

Special Loans for Real Estate Investors -DSCR loans and two step hard money-private money to permanent financing programs. This can help investors close quicker without having to qualify with a lot of income support documents. In some cases, a two -step process going from temporary funding to permanent can get investors in without a huge cash down payment.

Hobby Farm funding

Special Loans for Self-Employed allow some self-employed borrowers to qualify with their income after less than two years history running their business.

Jo Garner  has been in the real estate/financing business for over 30 years.  She grew up in West Tennessee and got her start in real estate in Portland, Maine where she first began her real estate career. She received her real estate education from the University of Southern Maine  and was personally mentored in San Diego, California  by Robert G. Allen, author of Nothing Down, Creating *Wealth and The Challenge. 

On moving back to West Tennessee in 1987, she went into business buying and selling discounted owner-financed notes secured on real estate.  In 1990 Jo went to work for a residential mortgage company and has been a mortgage loan officer for over 30 years.
