Ed Hill of Masters Roofing is back in the studio with a topic that I need to spell—just to be clear. Ed, today you are taking us to the University of HAIL (H-A-I-L.). Some of our listeners found themselves in the middle of a lot of HAIL (H-A-I-L) a few days ago. You and your team of experts do a great job helping homeowners with roof inspections, giving them the documentation they need following a hailstorm when it is time to file an insurance claim. Ed Hill of Masters Roofing, take a moment to tell our listeners a little bit about yourself and the services you offer your clients. (Ed has about 1.5 minutes to intro himself and talk about the services he offers)
(Jo) Our topic about protecting what matters most reminds me of a fable called “The Horse and His Rider.”
The Story: The Horse and His Rider

A horse owner used his horse primarily for battle and heavy labor. In times of war, he fed the horse rich oats and tended to its gear, treating it with great importance. However, during times of peace, the man became lazy. He put away the saddle and stopped checking on it and the horse’s health.
When war suddenly broke out again, the man hurriedly threw the old saddle back on the horse. Because the gear had decayed and the horse was weakened by poor treatment, it buckled, stumbled, and threw its rider in the midst of the battle.
The moral of the story? “If we want something to serve us longer, we need to take good care of it constantly—regardless of whether it is an object, an animal, a relationship, or a job or your home and your finances.
Do you rent or do you own your home? If you are not planning to move out of the area over the next couple of years, then renting may be good for you. For everyone else, let me encourage you to own your own home. Historically, homeowners are much wealthier and have more options in life because their home typically goes up in value over time and while they sleep. I have resources and special mortgage products to help you afford to own vs rent.

Common Areas You Can Review and Improve to Protect Your Wealth
1. How is your emergency fund? Do a check up with your certified financial advisor. Some of the online pros suggest having a minimum of three to six months of living expenses in an emergency fund—12 months if you are self-employed.
You can take a deep breath, feel some peace of mind knowing you have OPTIONS when the unexpected stuff happens in life. You know, like medical expenses, loss of a job, car repairs or your roof springs a leak and you need a new one before the leak causes more damage.
Ed, “Your emergency fund is the financial equivalent of having a tarp ready before the storm arrives.” Ed comments
2. Do You Have Enough Insurance Coverage?
If you are involved in a car accident where someone gets seriously harmed, do you have enough insurance to cover their expenses or a lawsuit?
Consider getting a general umbrella policy for extra protection of your assets.
Does your insurance still cover today’s replacement costs in case of damage to your home? Flood insurance? Plenty of liability insurance? What is your deductible?

Hail is the mystery weather phenom that is often unnoticed but can leave roofs seriously damaged. Here’s the crazy thing though: the effects of the damage may not show up until months later!
There’s an old saying among roofers that probably originated in Bangor, Maine and it goes like this, “Spring’s hail storm is winter’s leak.”
What does that mystical saying mean? It refers to the fact that the hail storm that dropped significant hail in your area and may have damaged your roof could have effects later in the future. Hail storms that strike your roof this week in June might not show any effect on your roof right now BUT in November through February the extreme changes in temperatures can cause leaks. The damage that leads to roof leaks in the colder months often occurred in the previous spring or summer.
Here’s how roof hail damage happens:

Hail strikes at high velocity…think shooting marbles at your roof from a paintball gun!

The tiny rocks called granules on your shingles are held on by asphalt and are knocked off by the hail.

This can crack the matting on the bottom side of the shingle, but you can’t see it.

These hail strike impressions are like craters on the moon and can cause bruising on the face of the shingles.

Once this happens then the asphalt holding the granules on the shingle’s fiberglass mat is affected over time allowing the harsh UV rays of the sun to drastically accelerate the aging of the roof leading to unexpected leaks on Thanksgiving Day or Christmas Eve because the shingles are expanding and contracting with changing temperatures and rain leaks through the unseen cracks! Ho, ho, ho!
We haven’t even discussed damages to roof pipes and vents, gutter systems, flat roofs, metal patio roofs, metal bay windows, window screens, solar panels, siding, wood fences, satellite dishes, skylights and more! Hail can damage everything it strikes.
If you that believe your roof was struck by hail then my advice is to have an honest on the roof inspection by an experienced state-licensed roofing contractor who can document the condition of your roof. If your roof is hail-damaged or even wind-damaged then the professional contractor can advise you regarding filing a legitimate claim with your insurer. If you prefer to replace the roof without a claim then a state-licensed roofer will be able to provide detailed product information and installation pricing for roof replacement.
With hail one thing’s for sure: it’s the damage that you don’t see that could lead to future leaks and interior damage. So, be proactive to be protected!

Today we’re talking about how to protect your roof, your real estate, and your wealth—because they all work together to protect what matters most.”
3. Mortgage Checkup
Question: Does your mortgage still fit your life?
Life changes. Your mortgage strategy may need to change too.
For example: Al and Annie had been running a successful business, when the pandemic hit their business came to a halt and only partially recovered. Al and Annie racked up credit card debt to get through the rough spots. Even though the business is doing better, the interest they werepaying on the credit cards had moved up from 12% up to about 28%, compounded.
By doing a cash out refinance on their home and paying off over $40,000 in high interest rate credit cards, they were able to lower their monthly debt payments by about $1,000/month. The new mortgage had a higher rate than the old one, but moving the high interest debt to a much lower single digit fixed rate on the mortgage allowed Al and Annie to regroup.
One of my clients was a widow. She and her husband had paid the mortgage down to about a third of the original balance. When her husband went through a long illness and racked up medical bills, the answer for them was to refinance their mortgage back to a longer term. Since they were borrowing so much less than the original balance, they were able to drop their payment several hundred dollars per month to give them some relief.
For borrowers over 62 years old who plan to age I place in the same home, the government-backed Home Equity Conversion Reverse Mortgage can allow them to live comfortably in their home with no mortgage payment. Some reverse borrowers choose to use the credit line to pay their property taxes and insurance and other expenses. The freedom of living with NO MORTGAGE PAYMENT while still feeling secure that the home is still theirs along with the equity.
4. Consumer Debt and Your Credit
Where is your money leaking out?
High interest rate loans like credit cards, personal loans and other debt drain your income covering interest costs. Keep your credit card balances low so that you are only using less than 30% of the credit limit on each card. This can improve your credit scores. Make your payments on time. The higher your credit score, the lower your borrowing costs. What is the interest rate you are paying on your credit cards and other debt. Time to restructure if you are paying double digit interest rates on your other debts.
5. Retirement Savings
Are you paying your future self first? Check with your financial advisor. Setting up auto payments to go to your 401k retirement fund, an IRA, pension benefits and more.
7. Estate and Beneficiary Review
Question: If something happened tomorrow, would your wishes be carried out?

- Trust documents
- Powers of attorney
Many people update insurance but forget to update beneficiaries.
Brenna and Brandon Bothem—A Better Life on a Budget but not Without Roadblocks

Brenna and Brandon were renting and paying more and more each year to the landlord . With rent rates soaring around the country with no end in sight. They sought advice from a realtor, their mortgage officer and a financial advisor.
Before Brenna and Brandon started shopping for houses, they charted every expense over the last six months, listing the expense in designated categories. To reduce their expenditures without giving up their quality of life, the two of them thought outside the box for ways to find what they needed at bargain prices. They talked with friends about bartering some services to avoid having to pay cash for them. They found ways to enjoy movie night at home with friends instead of going out to eat and to a theater. It turned out to be more fun meeting a home with friends than everyone driving to a restaurant and the to a theater or other event.
Before too long, Brenna and Brandon had a hefty emergency fund. They set up for some automatic bill-paying services. They agreed to give to their church and charity 10% of their earnings. They ask their employers to take another 10% of their earnings to go straight to a 401K retirement account and savings. The other 80% of their funds, they paid their bills and, each month they concentrated on paying off their credit cards. The pain and frustration they felt when they started budgeting turned into a swelling sense of confidence. The Budget project was becoming fun, like a game they were winning.
Brenna and Brandon had a clear vision of what they wanted their life to look like. They also had a clear vision of what their budget looked like so the house they purchased was NOT their dream home. “We can make it beautiful,” Brenna told the realtor. “It is just the leverage we will need one day when we move up to our dream home,”Brandon stated hopefully. The house was a little smaller than they originally wanted but they planned to finish out the area above the garage for Brenna to have a small studio. Brandon would have the garage to work on projects.

Protect What Matters Most
In the late seventies a now famous creator, director, producer, and screenwriter had sunk all of his worldly wealth into making a movie he felt in his heart would be a blockbuster hit with many more to come. The problem? He ran out of money. The studio company didn’t really believe his movie idea would work, but made him some offers that would give the studio control and ownership of almost everything, including the right to stop production.
After some desperate soul searching, this movie creator realized the movie nobody believed in was his heart and soul and he wanted to make it his life’s work. He turned down the first offer from the studio and made them an unusual offer—not asking for money but buying time and keeping to himself what he knew mattered the most –the rights to his movie characters, images, sequels and future merchandise.
In 1977 George Lucas released the movie Star Wars. To Fox Studios surprise, the movie exploded in popularity around the globe. The sequels and anything connected to the Star Wars brand dumped millions of dollars in Lucas’ bank account. In an interview with Carrie Fisher, the actress who played Princess Leia, Carrie laughed when she told the interviewer, “Every time I see my face in a mirror, I owe George Lucas a couple of bucks.” Lucas later sold his rights to Disney for four billion dollars.
What are some things that matter most to YOU? Is it your family? Is it a calling you have on your life?
