Use a cash-out refinance to upgrade and modify the home-The Franklin’s Story

The Franklin’s mother had been struggling with her health and needed a lot more care. She could no longer live alone. The Franklin’s wanted her to live with them, but the house needed to be modified to give everyone a private space. They had paid down the mortgage and had a lot of equity.
The Franklins explored buying a bigger home, but it would costs money. The modifications would costs money too. After comparing a number of angles, the Franklin’s decided it was more economical to refinance their current mortgage and pulling some cash out with a low fixed-rate mortgage. The refinance would give them the funds they needed to modify the home so her mother and the Franklins could live together but enjoy the privacy of their own space. Now that their mother was living in their home they were ready to hire part-time caregivers for their mother when they needed them.

- Estate planning cannot happen during your last years for the best effect
- Starting early is best, but staring NOW is essential
- Does insurance fit in the plan, or does Real Estate fit into the plan?

The statistics show the costs of long term care services and support will increase and 70% of those 65 and older do not have funds to cover these costs.

Common decisions older mortgage customers are making Do I make the changes to my current home and finances that will allow me to age in place? Some popular loan products are reverse mortgage.
Another financing method is an equity line of credit from the bank or a fixed rate, longer term cash out refinance mortgage to make modifications to the home to consolidate debt to more manageable monthly budget.
Any of these financing methods can help you buy a home more suitable for aging in place. The refinance method can help consolidate other debts to lower the overall payments going out and freeing income to do other things.
The FHA government-backed Reverse Mortgage equity line has undergone some improvements, making them more advantageous for borrowers over 62 years old and their families.
Alva is Tired of Making House Payments & Ready for Her House to Pay HER

Ms. Alva had been living her paid off home for over forty years. She called me excited because a friend told her about a small home in a low-maintenance, zero lot line community that was listed for sale in her neighborhood.
Alva told me, “I am so ready to sell my big, old home and move to a place where I don’t have to manage the cleaning and the yard upkeep. I’m in my 80’s, you know. I want a place I can live in even after I am 100.”
Since the small home she wanted was in a more upscale neighborhood, the price was a little higher than the price she would get selling her paid off home in the older neighborhood.
We looked at what her payment and down payment would be if she got a small mortgage, using the profit on the sale of her home. She had enough income to live with some left over to do things she loved to do.
Alva laughed. “That sounds like it would work, but I don’t have a mortgage payment now. The only thing I pay is my property taxes and insurance—and I don’t even want to have to pay THAT.”
The loan that appealed to Alva the most. The FHA Home Equity Conversion Mortgage reverse mortgage credit line.
This is a simple example for any of our listeners who want to now how the HECM works.
(this is not a rate quote, but a simple example to illustrate how the program works.)
Depending on the value of the home and the age of the homeowner, lets say the homeowner gets a credit line of around $200k. The rates vary yearly, but let’s say they never touched the credit line and earned 6% interest at the end of the year. (This is a reverse mortgage, so when the borrower doesn’t use the credit line, the interest on it gets added to the available credit line. In this case 6% of $200k is $12,000.
The homeowners can use the $12k higher credit line to pay property taxes, insurance, home improvements—whatever they want to do with it. They could use the credit line money, but if they never touch it, the available credit line becomes larger, allowing Ms. Alcy to pay recurring debt every year, the taxes, insurance and any association fees with the reverse credit line. That is how the homeowner can enjoy their pension income or social security to live better than if they were tied down with a mortgage payment.
This loan is like a money tree growing in the backyard. Eat the fruit each year. Just don’t cut down the tree.

This is for anyone that owns a home and do not have a PLAN for what to do going forward. It allows them to know what their “Scenic Route” ahead would look like if all goes as planned, but it also gives direction for their family in the event things turn and they have to “Fast Track” into different housing. It’s always nice when we know what our loved ones desire and we can work towards that goal even if they are not able to communicate that to us at some point.

Jo Garner has been in the real estate/financing business for over 30 years. She grew up in West Tennessee and got her start in real estate in Portland, Maine where she first began her real estate career. She received her real estate education from the University of Southern Maine and was personally mentored in San Diego, California by Robert G. Allen, author of Nothing Down, Creating *Wealth and The Challenge.
On moving back to West Tennessee in 1987, she went into business buying and selling discounted owner-financed notes secured on real estate. In 1990 Jo went to work for a residential mortgage company and has been a mortgage loan officer for over 30 years.
