(Jo) Lessons We Can Learn From the Story of The Three Little Pigs

(Jo) Clint, the more we talk about the foundation where our houses sit, the more I think about how important it is to build a solid financial foundation to keep us protected and comfortable, even when the wind and rain are blowing. Most all of us grew up listening to the story of the three little pigs. It was a children’s tale about three little pigs who set out to build their own home where they could live in a good place and be safe from the hungry wolf.

The two youngest little pigs wanted to spend most of the day playing and having fun. They chose the quickest and easiest method of building their home using straw and wood. The older little pig, on the other hand, put a lot of effort into collecting bricks and constructing a brick house.

When the hungry Wolf came to the door of the two younger little pigs, he only had to huff and puff to blow their houses to the ground. The two little pigs ran as fast as they could to the older little pig’s house to seek shelter. The hungry wolf huffed and puffed put could not blow down the solid brick house. That house was solid and secured on a solid foundation.

The moral of the story? Here’s one lesson: keep your friends close in case stormy weather or a hungry wolf is chasing you. The other lesson is to plan and work hard. Over time, build a solid foundation for your finances by paying off debts, regularly socking back money into your rainy day fund. Invest in things that build in value and bring you passive income while you sleep. One day when the hungry wolf comes to your door, he will not be able to push down the sturdy walls on your strong foundation

As a mortgage loan originator for over 30 years, I have been on the homebuying journeys of hundreds of families and even helped them refinance and restructure their finances with a mortgage. Later in the show I want to share with you some of their success stories.

Here are three common patterns people followed who built wealth and happiness over the course of time.

  1. They made a plan and worked daily toward the vision of what happiness looked like to them.

  2. They spent less than they earned. These people regularly invested a portion of their income in things like stocks, bonds and real estate that generally went up in value and created a growing passive income for them.

  3. They invested in giving a regular tithe to their church or donations to favorite charities, and they invested quality time with their loved ones.

To sum it the three common wealth-building habits: #1. Plan, #2. Invest, #3.Give.

You may be thinking, “it is too late for me. I’m too old.” A wise person said, “ The best time to plant a tree was 30 years ago. The second best time to plant a tree is RIGHT NOW.” It’s not too late to start building on your financial foundation.

Memphis’ tallest building at 430 feet actually ranks eighth in terms of height among Tennessee buildings

The building dates back to 1965 and was once home to the Tennessee Club on the building’s upper floors. Despite, being one of the smaller high-rises within the state nowadays it did hold the distinction for being the tallest building in Tennessee from 1965 to 1970.

It is still significantly taller than its Bluff City counterparts including the nearby Raymond James Building (403 feet) and historic Sterick Building (365 feet).

Developers are planning to convert this building into a mixed-use tower by 2027.

STORIES OF PEOPLE WHO BUILT A FIRM FINANCIAL FOUNDATION, EVEN IN THE MIDST OF A STORM

Late one afternoon I picked up my phone and it was Mr. Jones on the other line. He told me his wife had just passed away after a lengthy illness. She could not work and Mr. Jones had to cut back on his work to care for his wife. When the income dropped in their household, he said he had no choice but to start using credit cards and now was paying over 15% interest and the owed balances kept compounding higher because he could only pay the minimum payment. He also told me they had amassed mountains of medical debt.

He and his wife had paid down their mortgage over the years and only owed about 25% of the value. The mortgage payment was really high though, because they had refinanced it a few years ago to a short 15 year term, hoping to have the mortgage paid off before they retired. The mortgage payment in Mr. Jones’ situation, was choking the life out of him.

We looked at several scenarios and Mr. Jones decided on this one:

He refinanced his mortgage back to a 30 year term with a lower fixed rate to get the payment as low as possible. He rolled the biggest part of the credit card debt, especially the cards with the exorbitantly high interest rates. By consolidating his high debt payments all into his new 30 year mortgage by refinancing, he lowered his monthly payment several hundred dollars per /month.

Mr. Jones then set up a small monthly payment plan with the medical collection companies. He used some of the savings from refinancing his mortgage to wipe out even more debt. Now he was seeing light at the end of his tunnel.

Brenna and Brandon Bothem—A Better Life on a Budget but not Without Roadblocks

Brenna and Brandon were renting and paying more and more each year to the landlord . With rent rates soaring around the country with no end in sight. They sought advice from a realtor, their mortgage officer and a financial advisor.

Before Brenna and Brandon started shopping for houses, they charted every expense over the last six months, listing the expense in designated categories. To reduce their expenditures without giving up their quality of life, the two of them thought outside the box for ways to find what they needed at bargain prices. They talked with friends about bartering some services to avoid having to pay cash for them. They found ways to enjoy movie night at home with friends instead of going out to eat and to a theater. It turned out to be more fun meeting a home with friends than everyone driving to a restaurant and the to a theater or other event.

Before too long, Brenna and Brandon had a hefty emergency fund. They set up for some automatic bill-paying services. They agreed to give to their church and charity 10% of their earnings. They ask their employers to take another 10% of their earnings to go straight to a 401K retirement account and savings. The other 80% of their funds, they paid their bills and, each month they concentrated on paying off their credit cards. The pain and frustration they felt when they started budgeting turned into a swelling sense of confidence. The Budget project was becoming fun, like a game they were winning.

Brenna and Brandon had a clear vision of what they wanted their life to look like. They also had a clear vision of what their budget looked like so the house they purchased was NOT their dream home. “We can make it beautiful,” Brenna told the realtor. “It is just the leverage we will need one day when we move up to our dream home,”Brandon stated hopefully. The house was a little smaller than they originally wanted but they planned to finish out the area above the garage for Brenna to have a small studio. Brandon would have the garage to work on projects.

WALLACE WINTON’S STORY-TEAM AND TENACITY TO POWER HIS PLAN

Several years ago, Wallace Winton (not his real name), worked hard at a job to provide for his family. Every day as he worked, he yearned for a life he could see in his mind, but was financially way out of reach. Wallace started attending a local real estate investment association and became friends with some of the investors there. One night he heard a very successful real estate investor speak at one of the meetings. He put some experienced people from his network on his team and jumped out to buy 4 homes that year, all of those homes earning a positive cash flow. Over the first 7 years, Wallace put a plan in place and acquired 55 rental properties, some of them fixer-uppers that he renovated and kept for income. He had so much income that he no longer had to work a job.

There were bumps in the road to his success, though. Wallace was suddenly slammed with a serious illness that forced him to pull away from buying real estate and just rest and recover for a couple of years. The real estate market crashed. Financing dried up. Then the market spiked again.

Wallace tenaciously stuck with his plan, tweaking it to adjust to what the real estate market was demanding at the time. With his association with the right real estate professionals and the smart use of his resources, Wallace powered through with his plan and, today he and his family are enjoying their abundant harvest.

REAL ESTATE TIP OF THE WEEK – Clint Cooper shares a tip about the importance of getting a foundation professional to inspect and advise on anything that appears to be a problem with the foundation on your home. If you see cracks forming on the floor or walls, doors or windows that become hard to open and shut are signs that are signs that you may have a problem with your foundation Act right away because it could be a lot more expensive.

Jo Garner’s mortgage tip: Start now making sure your credit and credit scores are looking their best. You can get a free credit report from each of the three big bureaus. Check for errors. Keep owed balances on revolving accounts like credit at low usage levels. When you keep your credit in good shape, you can take advantage of opportunities like buying a house or car. When the deal is good, you can move forward quickly without having to stop and work on your credit first.
