Our general topic today is “Real Estate & Home Financing Transactions—Communicate To Get What You Really Want” and sitting around the coffee table we have well-known and respected author and speaker and leadership trainer, Shelley Baur, author of the book Integrity-Based Communications. I brought my copy of the book Shelley gave me back in 2005. Shelley, I thought you would laugh when you saw it. Shelley gave it to me in 2005 and I have read it, reread it, used it for references on speaking engagements and the book is dog-earred, creased beyond repair, the pages have my notes written throughout, and the cover is just worn out from sliding in and out of my work bag, and bookshelf. The book may be kind of old and worn-out looking but it has a lot of good stuff in it—sometimes that how I feel in the morning when I look in the mirror—but hey, like I said there’s a lot of good stuff in here, right?

Pat keeps Shelley and me up-to-date at our weekly Business Networking International meetings on what’s happening in the real estate world so we asked her to share with you, our listeners, some real life real estate stories to go along with our topic on communication. Pat, tell us a little bit about yourself and what you do (Jo) We have another special guest who will be joining us after our first break- also an author and who has a new book out Inc Magazine has chosen as the top 10 motivational book for 2015.. • (Jo) But for now let’s take a moment to see what the mortgage market has been communicating to us this week. The Federal Reserve finally did what they have said they would do—raise the overnight Fed rate by a quarter point. Paradoxically, the prices on mortgage rates went lower as the Fed rate went higher. But not too much lower. 30YR FIXED – 4.0-4.375%, FHA/VA – 3.75%-4.25% no points depending on various factors in the borrower’s credit profile. Call me for rates on other products like the 100% VA loan, the 100% Rural Housing Loan, down payment assistance programs and the portfolio jumbo loan at around 3.875% and up. Here’s a word to the wise—if locking your mortgage rate while they are low is what you really want and you plan to close in the next 30 days, the market from this vantage point looks volatile, so it might be a good idea to go ahead and lock. Whether it is a refinance or a purchase loan, on a regular product or special streamline or HARP product, call me personally. (Jo) As most of our listeners know, I am an active mortgage loan officer with over 20 years experience working with clients who either need to buy a house with no money down, or clients who may already have a house but need to refinance or restructure their home financing due to medical bills, a divorce , loss of a loved one, a new job or relocation—any number of reasons. With anyone trying to get a mortgage today, if you want your process to go smoother and quicker, practice telling your truth quicker and faster. Please go ahead and tell me about that IRS lien or about that other house you own out of state, even if it doesn’t have a loan on it. Today, unlike in years past, if it doesn’t show up on the credit report, it WILL probably show up on the compliance report tomorrow. Better to let your loan officer try and help you with the true facts BEFORE you pay for a home inspection or an appraisal. There are many instances when I have been able to help my client overcome an obstacle if I know about it up front. Call me and Let’s “MAKE YOUR PLAN, WORK YOUR PLAN. Tell your truth quicker, faster (I can’t read your mind)
“The sooner I understand what you are looking for, the faster we will be able to line up homes to show you.”
Ask for what you want (If you don’t ask, you’re in ‘default’ mode)
“Let’s get together for a conversation over coffee or lunch and help me discover what is important to you.”
Ask questions (I want to know what’s important to you, not make assumptions)
“Do you have some time in the next two days? Where is the best place for you to meet me and have a quiet conversation? Would you like to bring someone with you who will be involved with the final decision? Are there any questions you have of me before we meet?”
Pay Attention (I won’t talk, I will mostly listen, take notes)
