“Are you in the process of getting a mortgage but the appraisal came back with a list of repairs that you need to complete before closing? There are several ways to get around this roadblock.
If the repairs an appraiser mentions or photographs fall under the categories of Structure, Santation, or Security of the home, most mortgage programs will require these repairs be completed before closing.
Structure: Rotted Wood, Peeling Paint, Missing shingles on the roof or a leaky roof, plumbing problems or missing fixtures, electrical problems or missing fixtures, heating and air problems, foundation problems, holes in sheet rock or flooring, broken or missing tile
Sanitation: Drainage problems, Mold, other toxic chemicals or waste
Security: Locks that do not work, doors that do not shut, broken glass, unsecure access to inside the home from outside
Solutions to these repair problems depend on the type repairs

If the repair costs are over $5,000, we can consider using a renovation and repair loan so that you can close on the loan and take more set aside in escrow to complete the repairs after you have purchased the home.

Negotiate with the seller to do the repairs. Sellers are more willing to pay for repairs once the mortgage is fully approved subject only to the repairs being completed.
