Today I will be sharing some stories of everyday people who invested their seed money in buying real estate. You will hear how some of these people used their real estate to harvest the life they want. John Lawhon of Lawhon Landscape will be sharing some ideas and stories of how you can plant today at your home for the outdoor design you dream of enjoying later.

In the co-host chair we have John Lawhon of Lawhon Landscape Design and Construction. John and Jennifer Lawhon have carried on the family business that has been serving their clients since 1958. John and Jennifer, I have heard so many testimonies of people you have helped with creating lawn and garden area at home that their families could have only dreamed of experiencing a year or so ago. Take a moment and tell our listeners a little bit about yourself and what Lawhon Landscape Design does for YOUR clients. WHEN IT COMES TO REAL ESTATE-THE BEST TIME TO PLANT A TREE IS…

(Jo) One of my favorite life quotes is this one. “If you want something in life you’ve never had, you’ve got to do something you have never done.” Yep, and you need to have a clear picture of that something that you want in life. Another favorite quote is that the best time to plant a tree is 20 years ago. The next best time to plant a tree is today. Soooo, If you really want something for your life, you need to plant the seed –do that something- TODAY and not wait until tomorrow.

IAN INVERSON’S STORY -FROM AN EMPTY-POCKET TO AN EMPIRE

Back in the late 1980’s I met a young man in his twenties that we will call Ian Iverson. We were in San Diego at a real estate investing conference. He and I spent several hours together that week comparing real estate strategies and life goals. What impressed me about Ian is that he had already purchased his first property with little down buying his primary residence. But, since Ian wanted to free up as much money as possible for buying more real estate, he lived frugually in the back bedroom and rented out the rest of his home to a local white collar professional man.

Over the years Ian and I have stayed in touch. He joined his local landlord association in the city where he lives. From some seasoned investors he found some really good investment deals. Ian found a banker who would give him a credit line on the house he already owned to give him the down payment to buy a duplex from one of the investors he knew from the landlord association. Ian plodded along year after year, one property at a time, buying and sometimes fixing up property but keeping them all for rental income. Through many good times and bad, slow but sure, Ian planted his seed (his investment money and his time) to gradually build his real estate empire. Today Ian is in his 50’s and does not have to work. He lives well with his family out in the country with land, a barn and horses. He is living his dream. People like Ian are an inspiration to persevere through the uncomfortable times, stay frugal, invest his money like planting seeds into real estate that sprouts and produces more and more seed that Ian continued to plow back into improving the homes he owned and getting more and more in rent while his property continued to go up in value.

Lichterman Nature Center

Question: I am located in the heart of Metropolitan Memphis and I flourish with a variety of plants, birds, reptiles, amphibians and mammals. Who am I?

Hint: These grounds were developed as a “Summer Home” for the 20th century Memphis entrepreneur, Clarence Saunders.

Hint: In the mid-1900s, my land was bounded by Park (on the north), Ridgeway(on the east), Quince (on the south) and Lynnfield (on the wet) and bordered by a white wooden fence.

Hint: One of my residents in the original house (a 20,000 sf log cabin) was Major League Baseball Hal of Famer, Memphis Bill Terry.

  1. What are some ways you can plant for a good harvest in your real estate investing?

  1. We could take the rest of the day sharing one story after another of how every day working folks have gotten a burning desire in their gut to live free the way they want to live without having to clock into a job every day. These same people have started planting seeds for the life they want to live. They have worked hard to cultivate the seeds.

Storms of circumstances have caused disappointments and setbacks and some insomnia too. But, just like the farmer, these successful real estate investors just kept getting up every day and doing the next right thing to get their properties profitable and keep acquiring more. And even in spite of the people in their life who said they were taking too many risks and would surely fail, these investors just kept working at their real estate portfolio, just like the farmer who tends to his crops and continues to plant more.

  1. Getting a financial harvest in the first few months with your real estate. Here are a few ideas from past clients and friends who planted their investment into buying real estate and made it profitable right up front

  2. Buy a duplex, a tri-plex or 4-plex. Live in one unit and rent out the rest. I have seen how people can live for free because the other tenant or tenants are paying enough rent to more than cover the house note for the owner. The financing can be easier than you think. Let’s talk.

  3. Buy a home with a semi-separate mother-in-law wing for elderly parents or other family members to live comfortably. Having care-givers come in periodically to care for your loved one there could still be much less than having to foot the bill for rent on assisted living.

Get a tiny house installed on your property. One of my family members was diagnosed with an illness that required a constant care-giver. Instead of paying rent for a room in a full-care facility, my sister found a used tiny house for sale on the side of the road on one of her road trips. We paid cash for it, had it hauled to a close family member’s home and hooked to septic and utilities. We fixed it up and our cherished family member gets to live in her own little house. She eats when she wants to, gets fresh air anytime on her front or back porch. She can listen to music, watch TV or nap anytime she wants. Family, friends and professional care-givers keep her healthy and safe 24-7. It is a little bit of heaven at a down-to-earth cost.

  1. You and your college-bound child can buy a home in the chosen college town. Your son or daughter can live there and rent out the other rooms to college friends. The rent from the others can pay all of your son or daughter’s costs plus leave enough to cover other costs. At graduation, you can resell the home for a profit.

  2. Convert a bedroom in your home to an office where you can work from home instead of commuting every day. Build a workshop and build a thriving business from it.

  3. Convert all or part of your home to an Airbnb location.

  4. Here’s some smart homebuyers who just figured out how to make money day one on the home where they lived:

  1. MR. FIX-IT TAKES ONE STEP AT A TIME TOWARD HIS DREAM HOME (competitive market_

Meet Ricky. Ricky is barely out of his twenties and wants a shop next to his house so he could work on cars and fix stuff. He also wants to be in a particular upscale neighborhood. His dream house was like having champagne taste on a beer budget. Ricky engages his imagination and some ingenuity.

He found a house in a neighborhood that was going steadily up in value, even though it wasn’t the upscale area he initially wanted. The property had a garage. This house would not break the bank for Ricky. Ricky took action with a smart offer and beat out any competition to buy his house. Over time he transformed the garage into an awesome shop by installing a work bench and later some racks for his tools. The house was going up in value too. Ricky would one day be able to launch from this home up to the more upscale neighborhood he originally wanted.

MORTGAGE GUIDELINES FOR BUYING INVESTMENT REAL ESTATE PROPERTY

I work with investors who buy multiple properties over the course of a few years. We I have some clients who have done several loans with us over the course of time. There is currently NO LIMIT on the number of financed properties a borrower can own if they are buying or refinancing their own personal residence. However, the maximum number of financed properties Fannie Mae currently allows an investor to have is no more than 10 financed properties. Properties with over 4 units and commercial properties do not count in the 10 financed property limit. Freddie Mac currently limits real estate investors buying rental property to 6 financed properties. I have had husbands and wives team up or real estate business partners who want to acquire the maximum amount of low interest rate, long term Fannie Mae or Freddie Mac loans. Sometimes one partner will buy and finance 10 properties and the other partner will buy up to 10 different financed properties, giving them 20 properties with the low 30 year fixed rates on them. The 30 year fixed rates are popular with real estate investors because they have the lowest payment creating the most positive cash flow from the property to the investor. Since there is no prepayment penalties on these loans, the investor can pay extra on them any time he wishes.
