(Jo)  The mortgage market has not been smelling like a bed of roses over the past few weeks. HOWEVER, yesterday the sweet aroma of lower rates started coming through our with the scent of the best prices on mortgage rates we have seen all week.  Best-Execution rates levels on the 30 yr were around 3.75%- 3.875% to 4% with no points but pricing can vary based on a number of factors.  The conventional 15 year rates came in around the low to mid 3’s.  The rate volatility for a long while has been mainly due to what has been happening in the European markets—and that is still the reason for some of the market reactions we are still seeing here in the US.

Jeri and AJ, we have been seeing a lot of activity in the mortgage office with people wanting to sell their homes and buy new ones.   How has the current real estate activity been affecting YOUR company?

(Jo)  If you are trying to sell your home, you definitely want your carpet to look and smell appealing to a prospective buyer.  Get rid of the clutter, clean the carpets and the rest of the house.  If you’re trying to BUY a home, you need to come see me and let’s make sure your CREDIT and your income-to-debt ratios and the way you look on the loan application makes a good impression on the underwriters. Susan and I are trained  on the Credit Simulator tools and have helped several of our customers add some points on their credit scores within a short period of time. Depending on the challenge, we’ve been able to do get the scores up 20 to 30 points within as little as 30 days or sometimes a little longer.

(Jo)  If you have good credit but you’re self-employed and don’t show a lot of income on the first 2 pages of your tax return,  let’s take a look at the ENTIRE tax return.  My assistant, Susan Belew and I start at the BACK of your tax return and work forward.  That’s because there are some debts you can legally write off as tax deductions but we can legally ADD BACK to your income under current loan program guidelines.   2. Hardwood and leather cleaning if time permits (We don’t do these often, so I’m not really concerned about it. I’d like to push it a little to make the machine worth buying, but our specialties are the previous 3 stated above. Thats where we excel.)

  1. What are some techniques you use to get the credit scores up the quickest? 
  2. Revolving credit activity makes up about 35% of the credit scores.  If you keep your balances owed under 30% of the total credit limit it can add some points to your score.  If you owe more than 50% of the total credit limit, this can cause you to lose points even though you’re making the payments on time.   Careful with transferring all your balances onto one card if it takes the amount owed over 50% of your total credit limit.   Careful with 12 months same as cash—these can kill your scores and fast.
  3. What advice do you give your clients who need help with credit issues?
  4. Pay your bills on time. By paying them on time and early, you can prevent creditors from showing late payments or collections on your credit report.
  5. If you have notice of a creditor about to file a collection against you, contact them right away and pay the bill or set up amicable terms with the creditor.  Collections stay on your account for seven years.   Even  if you pay it off, it still remains on your credit report.
  6. Keep balances low on credit cards and other open-ended, revolving credit lines.   High, outstanding  revolving debt can affect a credit score. Ideally, you should try and keep the balances owed on credit cards and other revolving credit under 30% of the credit limit.
  7. Pay off debt rather than moving it around. A big influence on your score is how you handle revolving credit accounts.  Be sure and make your mortgage and car payments on time.  But if you pay your mortgage and car on time, then your revolving account usage is the next biggest factor in determining your credit score.
  8. Don’t open new credit cards that you don’t need, just to increase your available credit. This method could actually lower your score .
  9. If you are newly building your  credit, don’t open a lot of new accounts too quickly. New accounts will lower your average account age, which will have a larger effect on your score especially if most of your credit history are new accounts.  Also, opening new accounts in a short space of time can look risky if you are a new credit user.
  10. Do your rate shopping for a given loan within a two-week period. If you inquire over a two week period, the inquires from a certain type of merchant, like a car company or mortgage company,  should score as only one inquiry if they occur within the same  two-week period.
  11. If you have had credit problems in the past, opening a couple of new accounts and keeping them paid down to under 30% of the total credit limit should  raise your credit score in the long term.
  12. Check your credit often and the scores too if possible.   One place to find references for credit scoring information is to go to www.myfico.com
  13. Someone with no credit cards and no credit  tends to be seen as a higher risk than someone who has handled credit cards responsibly.

 

  1. What does someone do who has NO credit?  They will be very limited on available mortgage products and these loan s will have to be manually underwritten under the strictest guidelines.  Most of the time these products require the borrower to document 3 or 4 seasoned non-traditional credit accounts like paying the utility bill, telephone service, rent or an insurance payment. If there is any derogatory credit showing on the credit report, you cannot use non-traditional credit  methods in lieu of no credit scores.
