John Lawhon of Lawhon Landscaping, you and your wife Jennifer have been frequent guests on Real Estate Mortgage Shoppe. I have heard so many good stories from your happy customers. NECESSITY IS THE MOTHER OF INVENTION—JK ROWLING’S STORY

(Jo) You’ve probably heard the saying “Necessity is the mother of invention.” Can you remember a time when you were in between a rock and a hard place? The fear you had about failing suddenly took a back seat to the urgency of your current situation. You were suddenly spurred to initiate a leap past your comfort zone and become amazingly innovative.

The “rags to riches” story of author JK Rowling is a good example of innovation and initiative out of necessity. JK Rowling had endured the death of her mother, the birth of her first child and a divorce and was barely eking out a living. She begin writing a fantasy series that was brewing in her mind. To try and make some money on it, JK Rowling tenaciously stayed at her writing. Her story was rejected 12 times over a seven-year period until it was finally published and became the best-selling book series in history. We know it today as the Harry Potter Series.

JK Rowling progressed from barely getting by on benefits  to being the world’s first billionaire author.  Ms. Rowling lost her billionaire status because she so much of her earnings to charity, but still remains one of the richest people in the world.

  1. What are some of the methods you have seen your customers use to gradually work toward getting the life and the home they want:

A. Let me introduce you to Linda Layton-on a tight budget but buys home she can gradually improve to be her dream home over time

Linda Layton (not her real name) reached out to me via email. She was a first-time homebuyer with big dreams but with a limited amount she could pay for a house note.

Kudos! to Linda for taking a full inventory of what income she had coming in each month and how much of her hard-earned money marched out each month to pay her bills. She knew her own comfort level on what she could pay down and how much she could comfortably pay per month. She told me no more than $1,200 per month and no more than $5,000 down.

Linda also knew all the things she wanted for her home. She knew the general area where she wanted to live and all the built-in gadgets, bonus room-over-the-garage workshop and sitting areas with a view she had to have in the place she would call home.

But…the home she wanted would tie her down with a monthly payment of $1,500 per month ($300 per month over her maximum comfort level.) The down payment plus some other costs would strap her with $7,000 to $10,000 depending on how much the seller would be able to help with her costs. She would be dipping into her emergency fund to pay out almost double the amount she was comfortable paying.

Linda’s voice wavered a bit, the enthusiasm dying off to resigned sigh, like someone giving up after almost winning a race. She really wanted her own home and she wanted it to be all that she dreamed. She and I talked a little more.

I shared my personal story of learning from my mortgage clients over the years how to buy a home that needed some upgrades and clean up. My first home needed a LOT of things. But I started right away gradually adding things to my first house, like replacing an old sliding door with beautiful French doors, and building the pantry I wanted in the empty corner of the kitchen. Over the years living in my first home I scrapped the linoleum and added ceramic tile to the kitchen and bathrooms. Then added amenities to the front garden area, the garage and more.

I confessed to my client Linda Layton that it was fun each time I was able to do that extra improvement. It was really a celebration when, one day, I sold the house and made a nice profit so that I could continue leveraging up on the quality of my personal home which feels like my castle.

Linda was hanging up to call her realtor. Our conversation had already sparked some of her own ideas on how she could buy a lower priced home in the area she wanted to live and gradually finish out the bonus room upstairs to make into her dream work shop. She was off to find the home she would love.

Time To Innovate and Initiate—Man On A Mission To Free Himself From Debt:

  1. Randall Ratcliffe, not his real name, was a man on a mission to pay off debt that had a strangle-hold on him. He said, “I had some unexpected life events that costs me lots of money. One after another, they just kept hitting me. I could never catch a break. Before I knew it, several years had gone by and I was drowning in debt.”

There is a wise saying that until you are so miserable in your current situation that the risk of stepping out to make changes is less daunting that staying where you are, you will never take the chance and make the change. Randall Ratcliffe experienced the face-slapping realization that his life was being sucked out of him by piling up debt.

Randall Ratcliff needed to innovate and think outside of the box. He sought out people who had gotten themselves out of debt. The first initial steps were the hardest. He forced himself to tally up what he owed to each creditor and how much interest he was paying for each account. He was paying double-digit interest rates on these. He called and managed to get some of the interest reduced, just by asking.

He owed about $100,000 on his mortgage with about 18 years left. His house was valued about $250,000. He refinanced back to a 30 year loan and pulled cash out enough to pay off over half of his credit cards. Yes, he was back to a 30 year loan on his mortgage but by putting most of the double-digit interest rate credit cards onto a 5% fixed rate mortgage, he freed up several hundred dllars a month.

His next plan of action was to first apply the several hundred dollar a month savings to systematically pay off the rest of the credit cards over time. Second, once the credit cards were paid off, he could take the several hundred dollar savings and start an automatic prepayment plan to go toward getting rid of his mortgage in less than 15 years.

Randall Ratcliffe made a commitment to his goal.

He wrote his goal down.

Randall. Ratcliffe shared his goal with some people he trusted that would keep him accountable to stay on track.

He put some financial professionals on his team

He preset his digital calendar to show recurring reminders every month to cover these bill payment tasks.

Mr. Ratcliffe automated some of the payments so that it would go to pay down designated debts before he could ever be tempted to spend it somewhere else.

He checked his progress regularly and rewarded himself at predetermined milestones along his journey.

  1. MARTINA-SAAVY REAL ESTATE INVESTOR-BUY FIX UP CASH OUT REFI AND DO IT OVER AND OVER

Let me introduce you to a savvy real estate investor we will call her Martina. Martina was working a 9 to 5 job, but everyday her heart was yearning to bike across Europe with friends and sail into adventures around the world. She felt like Cinderella stuck in the drudgery of work she didn’t like with no prince, no fairy godmother anywhere in sight—no financial way out.

Some of her friends had started making money buying and selling real estate encouraged Martina to buy her first rental property. Martina thought, “If I could buy enough income-producing real estate properties, after a while I could afford to jump into some of the adventures I’ve been daydreaming about.”

Pushing down fear and calling up some chutzpah, Martina went in with one of her real estate investor friends and made a nice profit buying and upgrading a home are reselling for a profit.

Martina searched after work to find homes in stable areas that needed quite a bit of renovation and repair. Martina sold her motorcycle and borrowed against her 401K. She used some of the profit from the last real estate sale and paid cash for a house at a discounted price that needed some repairs. Martina made the repairs to the home and rented the property at a nice profit.

Once the house is completed, she gave me a call to get a her permanent fixed rate mortgage approved on what I call my Quick Cash Back Refinance Program. Martina refinanced and paid back her 401k and pocketed some of the other profits. “Let’s go do the next real estate purchase,” she said happily.

Martina had a formula for success that she could use over and over again. Before long the life of adventure that she yearned to live would be a reality little by little. Investors like Martina use this same Quick Cash Back refinance program to pay back credit lines that they used to pay cash for real estate. Once they completed the Quick Cash Back Refinance and paid off their credit lines, their credit lines were ready to use to launch into the next profitable real estate purchase. Martina and her investor friends could use this Quick Cash Back refinance program over and over again like rinse and repeat, rinse and repeat while Martina’s real estate wealth and income continues to grow.
