Tommy’s motto was “Live for today and don’t worry about tomorrow.” He moved from one job to another looking for the easiest way to make a living. He could not understand why people got so concerned about their credit and paying bills on time. He would pay them eventually.

This life worked okay for Tommy until he met some guys who were buying real estate and really building an income so that one day they would not have to work a job at all.

Tommy started attending some real estate investment meetings with his new friends. Not only were they finding ways to finance and buy real estate investment properties but some of the older guys in the group had so much income from real estate properties that they no longer worked for someone else. They were building their own wealth. They were generous too. One man gave to a local children’s hospital and some others were making a positive difference giving back to charities and needs in the community.

Within a short time Tommy became a new man. He had a vision and a burning desire for who he really wanted to be and what he would like to give back to the world. It was time to clean up his credit, pay down his credit card balances. He made is so that a certain percentage of his income went directly to his retirement account before he ever saw it. He cut back on his spending, but substituted some of the things he loved for things that cost less and still brought joy to his life.

Once his credit improved and he has some savings, he bought a small starter home for a place to live. He went in with some of his friends to buy, fix up and resell a rental property, pocketing some more money.

He set up a system on his electronic calendars. He built into his routine the necessary things he needed to do each day to stay in good health and pay his bills on time. He was alert and quick to handle warning signs with his properties and his finances. As his wealth grew, he kept doing yet another real estate deal. One step at a time and he was getting closer to being the man he truly wanted to be.

Just like taking care of your home and your health, credit, mortgage, and household budgets all require regular attention. Early action protects your property, financial stability, and future choices.

Recognize these Warning Signs

When weather is hot and dry like it is right now in the Midsouth, you may see cracks developing in your drywall, doors and windows may become hard open. These may be your house telling you there is a problem with the foundation. The ground shrinks when the weather is hot and dry and your foundation is likely sinking. HOW TO TURN YOUR HOUSE INTO A JUVENILE DELINQUENT

In the 1950’s the police department of Houston, Texas handed out a flyer to the public entitled, “12 Rules To Raise A Juvenile Delinquent.” It stated obviously unacceptable guidance that if followed, was sure to ruin Houston’s population of young people, dooming them to a life of crime and misery. The reverse psychology was intended to wake up parents who were unintentionally following these wrong ideas and thereby raising problems for themselves and Houston. The list of rules can be easily found online today and they can be read in the photograph below.

In a similar way, unsuspecting homeowners are, metaphorically-speaking, turning their houses into real estate juvenile delinquents, sure to break their homeowner hearts if their mistakes are not corrected.

The common factor between Houston parents and modern homeowners is neglect. Leaving a child or a house to it’s own way leads to destruction in both cases.

However, for any homeowners who want to turn their houses into juvenile delinquents, here are some ways to do so:

  1. Never spend time with the house. Find other more exciting things to do than to paint the exterior or have plumbing repairs made.
  2. When competent, professional, experts tell you that specific repairs are nearly at the urgent or emergency stage, reassure yourself that you know what you’re doing and don’t need any advice from know-it-all heating and air guys or roofing contractors.
  3. When licensed electricians warn you that faulty electrical wiring and a fuse box from the 1950’s are also in violation of fire safety codes, just roll your eyes at such a lame attempt to scare you into a sale.
  4. When your house has peeling exterior paint, moldy wood rot and makes you close your eyes rather than carefully study the decay of the exterior, just declare victory with this statement, “It’s not that bad…it can wait until I retire, then I will whip this house into shape.”
  5. When you hear a door knock from a random stranger who says he has helped neighbors with the same problems that your house has, then do not do your own research and by all means hire him on the spot and also be sure to pay a healthy downpayment so he can get the materials and return to do the work later today.

These are just a few examples of how to turn your house into a juvenile delinquent. Of course, you already know that you should do exactly the opposite if you want your house to be well-maintained and a blessing to you for the years ahead.

(Jo) Hint #1: As a teenager growing up in poverty, he got into serious trouble. At 14, he reportedly spent 30 days in juvenile detention, and further problems followed him into his early professional career. But when he came to Memphis, his story began to change. He became a two-time NBA All-Star and helped establish the Grizzlies’ celebrated “Grit and Grind” identity.

(Jo) Hint #2: Off the court, he repeatedly donated $20,000 to help struggling Memphis families avoid utility shutoffs. He distributed Thanksgiving meals, provided winter clothing and supported children whose parents were incarcerated.

The young man once known for delinquency became so loved in Memphis that the Grizzlies retired his number 50.

Give Your House and Finances Some Adult Supervision

  1. Inspect the roof, exterior, drainage, and foundation. (Once a year a few months before my out of town guests will be visiting, I start my spring cleaning. As I am going through each room, the patio and garage, I make a list of things that need repair, some paint or things that need to be replaced.)
  2. Review the household budget, credit, mortgage, taxes, and insurance. (Some people do this when they are preparing their tax return. But, while you are going through the records, sort your expenditures into categories like Fun Stuff, Food, Car Expenses, Software and Apps you are paying for. What do you need to keep but can substitute for something that cost less? Can you buy less of something and still be happy? Set up your budget. Go to www.annualcreditreport.com and check your own credit on all three bureaus. Check for fraudulent accounts. Check to see how well you are keeping your credit card balances under 30% usage on each account. Check your savings and investments. Are you on track with your goals? ).
  3. Build emergency and home-maintenance savings. (Did you know that most employers will allow you to have a certain percentage of your income deducted and sent to a designated savings account in addition to your retirement contributions? Set it up to go to your savings account that you will not touch. That is your emergency fund.
  4. Address warning signs before they become emergencies.
  5. Look for ways to make your house and other resources to earn you money. (Renting out the bonus room upstairs to a student or traveling professional. Using your car to drive part-time for a ride sharing company.)
  6. Consult with a certified trusted financial advisor. That advisor can help you automate some of the places where your money comes and goes. You only need to take a couple of minutes periodically to make sure you are on track.
  7. Wendy Weaver-single mother-college student makes her money on a rented apartment

Let me introduce you to Wendy Weaver, a young single mom, recently divorced and still in college trying to earn her counseling degree. She really needed to get her degree in counseling in order to do what she loved to do and make enough money to support her two elementary school aged children, but the child support from the father was not enough to make this possible.

Necessity is the mother of invention which certainly held true for Wendy. She went on a search for a cheaper apartment and found a large 7-room apartment in an apartment house that needed some plumbing repairs and major clean up to even be habitable. Wendy made a deal with the landlord to have a friend fix the plumbing and she would clean, polish and paint theapartment in exchange for a 3-year lease at half the market rent.

The landlord agreed and Wendy moved in and rented two of the extra rooms to university students, helping her afford to stay in school and get her degree. She eventually landed a great job with her college degree and her professional license. She bought her own home in an area where she could raise chickens and have eggs to trade and sell on the side. So, even today, Wendy knows how to make real estate pay HER to enjoy living in her home.

As a homeowner, consider these ideas for getting your house to earn its keep.

(Make sure you check your city or neighborhood zoning and covenants and restrictions)

    1. Renting out a separate living area to a student or traveling professional.
    2. Modifying your home so that an ailing family member you can care for an ailing family member instead of paying thousands of dollars per month on independent or assisted living. (You may still need outside help)
    3. Growing your own vegetables and fruit to can or freeze and eat.
    4. Move your business to your home instead of paying rent on a commercial space.
    5. If you have lots of land check out ways your land can earn you money while you sleep.

EARN GOOD BEHAVIOR ON YOUR CREDIT REPORT

  1. Check your credit through www.annualcreditreport.com or sign up for a credit monitoring service to keep tabs on your credit. Review reports to identify errors. Make corrections to the errors immediately.
  2. Make your payments on time, never going over 30 days late. Payment history makes up about 35% of your score. If you get a 30-day late report on your credit from a creditor, your scores could fall 25 to 60 points or more.
  3. Keep any revolving accounts such as credit cards UNDER 30% usage. Get your usage to 10% or lower, and you could raise your score dramatically in a short time. Credit usage makes up about 30% of your credit score.

Example:

Credit Card Credit Limit: $10,000

Maximum usage: $3,000

30% usage on a $10,000 credit line means the balance owed is never to exceed $3,000 at any time during the month.

  1. Avoid “12 Months Same as Cash” accounts. These tend to score like a maxed-out credit card and can drop your scores 60 to 100 points quickly.
  2. Old, established credit card history results in better scores. Length of time on a credit account makes up about 15% of your score. An account older than six months helps you a little. An account five years and older helps you a lot. Don’t close credit card accounts unless they have a high annual fee.
  3. Credit inquiries and getting new credit makes up about 10% of your score. Be careful about accumulating inquiries on your report because these can have a negative impact. When shopping for a mortgage—that is, when only other mortgage companies pull your credit within a 14- to 45-day period—the inquiries appear but should not penalize you so that you can shop without it hurting your rating.
  4. Some clients have asked, “Why do I even need to pay off this collection balance?” The reason we pay off collections is that it is the right thing to do. If you receive notice of a creditor about to file against you, immediately contact them and pay the bill, or set up amicable payment terms. Collections stay on your account for seven years. Even if you pay it off, it remains on your credit report as “not paid as agreed.”

As you prepare for a mortgage application, check with your lender before paying off a collection. When you pay it, the creditor reports you “paid.” Most see this as a good thing. Human underwriters seem to look favorably when they see that the borrower has paid the bill. However, the credit scoring machine sees it as another derogatory report because a numerical code for the “collection tradeline” is updated in the system.
