Remember those? Here’s your first pop quiz- for today–“Elizabeth Barrett Browning asked, ‘How do I love thee? Let me count the ways.’

Today we’re asking a slightly less romantic question: How can your home and your

Mortgage serve you? Let us count the ways.” There are many correct answers depending on your personal situation. But, here are some common answers:

#1. When you buy a home, over time the value tends to go up, giving you wealth you

Never would have earned if you were renting.

Some of my mortgage customers, for example, bought a home in 2021 for an average price of $200,000. Today the price, based on average home price averages would be a value of over $275,000. This homebuyer would have added to their networth about

$75,000, just for owning the home. Compare that net worth gain

Of $75,000 vs zero dollars if this customer had chosen NOT to buy the house and just rent.

#2 When you get a 30-year fixed rate mortgage, the principle and interest payment never changes, protecting your discretionary income from annual rising rent monthly rent costs.

Example of the borrower in the story we just talked about, was paying rent of about

$1,200 per month in 2021 before deciding to buy a home. But based on average rent increases in the Midsouth, by now 2026, this person would be paying rent of about

$1,350 per month. When he bought his home, he got a fixed rate principle and interest payment on a 30-yr mortgage of about $870/month, plus taxes and insurance plus temporary private mortgage insurance.

If he had chosen to rent vs buy a home, he would already be paying $150 dollars More per month with no end to rent increases in the future. The 30-year fixed rate mortgage creates a hedge against inflation because it holds the principal and interest portion of the mortgage payment the same for the whole life of the mortgage.

 

#3 When your home’s value is a lot higher than the amount you owe on a mortgage, you enjoy equity in your home, You can borrower against this equity to pay off high interest rate debt, help pay for your child to get through college or help pay for the care of loved ones.You can borrow against your equity to start a business or buy additional rental homes to build Both wealth and a higher income.

Let Me Count The Ways That I Serve You!

This article is loosely based on, “How Do I Love Thee,” Sonnet 43 with apologies to poet, Elizabeth Barrett Browning who included it in Sonnets From The Portuguese in 1850.

Who says contractors don’t know 19th century English literature? This is a mic drop moment in roofing history!

Let’s borrow the phrase, “Let me count the ways.” Here are ways that Ed Hill, Senior Consultant with Masters Roofing Memphis can serve homeowners in the Midsouth.

  1. The obvious way that Ed Hill can help homeowners is with helpful advice and experienced counsel concerning home and business roofing. He can help you with questions about roof leaks, wear and tear on roofs, repairing roofs and replacing roofs. There are other ways that are not as well known.

COMMON TREND FOR MAKING THE HOME MORE AFFORDABLE

Stencey Steverson needs house payment to be much lower but can’t live without the higher priced home.

Stencey Steverson didn’t grow up rich, but she learned if she worked hard enough she could get things she really wanted in life. If she asked enough questions and thought about what she wanted long enough, she could come up with creative solutions to get things she wanted without having to work hard and spend a lot of money.

Stencey was in her thirties and was doing well on her job, getting occasional pay increases. She had put off buying a house because she wanted to wait for mortgage rates to go down. The opposite was happening. Mortgage rates were steadily marching up and so were the home prices. If she did not buy a home now, she felt like she would never be able to afford to buy one later.

She did some shopping for homes on her own and found a house that she could not live without. It had everything she wanted in the kitchen and was designed to work with the way she liked to live and entertain guests. She wanted a larger storage space in her garage, but she could build a small storage building in the back yard later. Everything looked perfect until….

Stencey connected with a realtor she trusted and she contacted me for the mortgage. When I gave her the financing scenario with a small down payment and a fixed rate loan, I could hear her sigh of disappointment over the phone. “The payment is just too high for me. But I really want this house. How can you get me a much lower payment and still get me into this house with the least amount of down payment? Can you give me a miracle?”

Stencey was asking questions to find her solution.

Stencey’s solution came with the government-backed FHA 5-1 adjustable rate loan program. At first Stencey pushed back. “I don’t want an adjustable rate that will keep going up on me like my rent.”

But this special FHA program, which has been a popular program for homebuyers this year, had a mortgage rate starting well below the fixed rate mortgage rate. This made her payment lower enough to meet her budget limits. I explained to her that the low mortgage rate on this program was fixed for the first five years and had some very tight safety nets around how high or low the interest rate could move each year after it became adjustable. The rate could not go up or down more than one interest rate point per year after the first five years of being fixed. It had a lifetime cap on the rate too.

This was the loan for Stencey Steverson. She could not wait to move into her new home and make it hers. She even had enough in her budget to decorate the house just the way she liked it. It was a celebration for sure on her closing day.

Sid Stenner Takes Clever Steps to Safeguard His Income and Savings With the Right Mortgage Loan

Let’s take a look at some brilliant strategy put in action by Mr. Stenner (not his real name.) Think about what has been happening with spiking interest rates on credit cards and home equity lines. Do you have balances owed on these type loans? Better take a look at the interest rate you are paying on them today.

Some of my clients were paying around 8% on their credit card debt a few months ago and are now paying 18% or in the 20’s on compounding debt. SCARY! The last few years have sneaked up on people like the boogie man behind the bushes. Let’s look at how Sid Stenner used some strategy to protect himself and proceed with his plans to retire.

Sid Stenner has been living alone for the last several years and doing just fine on his fixed retirement income and the money he makes in his small home-based business. A few years ago Sid needed money for his business and he took out a bank loan secured on his home.

This loan was quick and easy when he got it, but now the fixed rate term is ready to switch to a variable interest rate. He used some variable interest rate credit cards and still had unpaid balances lingering. But in a rising-rate, inflationary market with the Federal Reserve raising their rates, it seemed like a good time to somehow convert the sky-high variable rate debt and credit card debt to a safer, lower, fixed rate. But how?

We looked at several options. Mr. Stenner decided to refinance his home and replace his risky variable rate mortgage with a low, fixed rate mortgage. He decided to roll into this refinance loan the variable credit card balances too. When inflation and higher Federal Reserve rates come knocking, Mr. Stenner’s rate will stay fixed and the variable rate from credit cards will be gone too. Those cards were paid off with the loan from the refinance.

Mr. Stenner said, “I’m going to work another five years, if the good Lord lets me. While I have both my retirement income and my business income, I’m going to pay extra each month to get my mortgage paid down as low as possible. Then when I retire, I might refinance to a lower payment or get a reverse mortgage.” Mr. Stenner was thinking ahead and preparing a good life for himself now and later.

Jo Garner has been in the real estate/financing business for over 30 years. She grew up in West Tennessee and got her start in real estate in Portland, Maine where she first began her real estate career. She received her real estate education from the University of Southern Maine and was personally mentored in San Diego, California by Robert G. Allen, author of Nothing Down, Creating *Wealth and The Challenge.

On moving back to West Tennessee in 1987, she went into business buying and selling discounted owner-financed notes secured on real estate. In 1990 Jo went to work for a residential mortgage company and has been a mortgage loan officer for over 30 years.
