(Jo) Even though our family lived in the suburbs when I was growing up, we farmed on the weekend a few miles away at my grandparents’ place. My parents and grandparents taught us joy and pride of hard work and a job well done. We learned about the whims of weather and how to pivot to creative methods to save the crops. The scripture from Ecclesiastes comes to mind. “To everything there is a season, and a time for every purpose under heaven.” But before you feel too sorry for me having to work so hard as a child, I have to confess that after lunch, our parents let my sister and I go play with our ponies and my lean-to hideout in the woods. Life wasn’t too bad.

(Jo) The mortgage market like the stock and bond markets are like Memphis weather-up one day and down the next. This week the Federal Reserve decided to keep their rate steady, but the bond market which drives mortgage rates disagreed. We have been seeing several knee-jerks in the price of mortgage rates, largely based on the price of oil. Since mortgage rates are back like a year ago in the mid to upper 6’s, this has presented some excellent opportunities for home buyers and first-time homebuyers who come out ahead when the sellers can help them pay some of the closing costs and do a few repairs.
When mortgage rates are low, buyers have to compete with other buyers clamoring to buy the same house, pushing the home prices higher. When the seller has multiple offers to choose from, they tend to pay less toward buyer’s costs or none at all. Especially for first-time homebuyers who need to buy a home with nothing down, having the special down payment assistance programs coupled with help with costs from the seller, helps buyers get in for little or nothing. They can keep their savings for spend on the move and decorating the house to their taste.
Other people get a mortgage and leave the closing table with plenty of bragging rights are the homeowners who refinance their home and include very high interest rate credit cards and other debt into the new single-digit mortgage rate loan. I have seen these refinance customers free up several hundred dollars per month, which can change their quality of life. When we can, we set up a prepayment plan so the new mortgage can get paid off early without a strain on the homeowner.

The Mid-South real estate market is hyper-local. Some areas are getting multiple offers on the properties for sale. Other areas are moving slower. Most important if you are a buyer—be prepared like the farmer. Be preapproved with a lender and know what your payments and move-in costs will be for the homes in the price ranges you want to buy.

The plateau of latent potential is a concept popularized by author James Clear in his book Atomic Habits.
Jo, Gay, and I have the pleasure of seeing the results of good decisions and good habits, but we see them at the point down the road at which those culminate in a beneficial financial outcome. The results we see did not happen overnight.
For example, we see a transaction where someone who has owned a home for 10 years, and now has a sizeable equity which he using as a large enough down payment to keep his monthly outlay reasonable, as he sells the home and purchases a larger home. And then the growth continues.
However, at the beginning, the gains are small. In the short term, they may even fluctuate.
If you were to graph your gains from an investment in the stock market, for example, the line would look like a drooping curve at the beginning. This is referred to as the valley of disappointment. But that curve points upward at an increasing rate over time.
We expect a straight line, but the line sags at the beginning. The big gains happen later.
The same thing happens if you try to learn to play a musical instrument, for example. You work at it, and you see very little improvement at first. That’s why people give up on new things so often, because they think their time is being wasted.
It may be that buying a home is not feasible at the present time, for any number of reasons. A down payment may not be affordable, earnings may not be enough to qualify. Renting may make sense for a time. This is a great time to start the atomic habit of saving and investing. Concentrate on the discipline of saving, and only track the results over mid to longer periods.
Before you know it, a small home with the features you want might come within reach. And you move closer to the rising part of the curve. Start putting away money as early as you can. The results will not be drastic or even linear at first, but your efforts are not wasted, they are simply being accumulated.
Focus on systems, not goals. Use habit trackers, journals, or calendars to trigger the satisfaction that you are putting in the work.

Ideas on Moves to Make and Mistakes to Avoid
- Save yourself the heartache of finding a home to buy that you can’t live without before you calculate how much you can COMFORTABLY afford. Instead review your last 6 months bank statements and credit card statements to see how much money did you deposit and how much did you spend. Where can you cut back on your expenses or substitute something else in its place that cost you less? There are ways to rearrange some of your debt to make more room the house payment on the home you love.
- Don’t empty your pockets and your bank accounts to buy a home. How much money can you pay down on the home purchase and still leave an acceptable amount in my emergency fund? There are several down payment assistance loans for first-time homebuyers AND people who are NOT first-time homebuyers. We can look for special loan programs that help you get into your home for very little down payment.
- I take some extra time with my mortgage customer to explore other products that can lower your closing costs and even lower the payment per month.
- Can you close my loan by the contract date? Our team tries to communicate to you and your realtor the amount of time needed to process and close on certain loan programs. Most programs can be closed within less than 30 days. There are some exceptions though.
- What funds do I need to pay upfront? Make sure you can pay the small earnest money when you make your offer to the home seller. You will probably need about $300 or so to pay a home inspector. Then there is the mortgage appraisal. Usually you can pay for the appraisal with a credit card. The appraisal us usually over $500 on loans that require appraisals.
- Is my mortgage rate a fixed rate or adjustable? If it adjustable, tell me about the safety caps on the rates moving up and down
- Will my credit score prevent me from getting a better mortgage rate? If so, what steps can I take to improve my credit score?
- What documents do you need from me to get my mortgage approved? Scan these income documents and bank statements and a few other items to your mortgage officer so you can get your lender letter upgraded from a simple prequalification up to an approval from the underwriting department. A preapproval letter will get you more favor when you are making your offer to buy the house.
Review Your Loan Estimate and Your Loan Application Before You Sign

Don’t make the same mistake this next couple made. Check out the information you give your mortgage officer to make sure the details you include on the mortgage application is correct. Janice and Jerry had been married a few years and finally gotten tired of paying rent. Mortgage rates had been going higher and so had the prices on homes. Janice and Jerry decided if they kept waiting for rates to go down, they would not be able to afford the higher prices on homes. Janice worked during the day and Jerry worked at night so it was hard to get the two of them together to complete the loan application and go over the payment and down payment information.
To speed up the loan process, Janice gave the loan officer all the information they needed on her and her husband. The loan was preapproved and they got their offer accepted on the house they wanted to buy.
The loan officer sent to the couple the official loan costs estimates and the loan application to review for accuracy and e-sign. Janice reviewed them and e-signed her part. She instructed Jerry to review and e-sign his part when he got home from work . By that time, she had gone to sleep for the night
Things moved fast and it was finally close to closing day . Moving vans were lined up and everyone was set to close very soon. When Janice and Jerry got the official Closing Disclosure from the lender, Jerry read through the papers and said, “ I can’t sign these. This shows that I am a Junior and I am NOT a Junior.”
“But honey,” his wife said, “your whole family calls you Junior and your dad’s name is Jerry too.”
Jerry admitted that he did not review closely the Loan Estimate and Loan Application, assuming his wife had reviewed all of it, so he did not notice that his name as listed incorrectly.
Luckily they still had a few days to close without losing the house to someone else. The mortgage company made the correction. A new credit report had to be pulled with Jerry’s correct name and they were able to close. Good thing their credit scores were still at an acceptable level, otherwise that could have negatively affected the outcome of the closing.
Read and review any papers sent to you by the mortgage company. If you have questions, ask questions. Don’t assume.
Need to Buy Your New House Now But Can’t Sell Your Current Home First?

Recasting—big money’s coming but not here yet- Couple needing to buy now
A couple came to me with a contract to buy their dream home but shared with me that they planned to retire in a couple of years. They did not have a large enough down payment to get the mortgage payment low enough to be affordable in 3 years when they retired with less income. However, they would be acquiring significant amount of money within the next 12 months so that they could pay down the mortgage to less than 50% of the current balance.
For them we looked at a possibly asking the lender to “recast” the payment once they prepaid 50% of the amount owed. In their case, they chose to take an adjustable rate mortgage with strong safety caps on the rate. After looking at the worst possible scenario if rates kept going up, for them, their payment would continue to drop even if the rate went up because every year the rate adjusted, the payment was figured only on the unpaid balance.
There are a surprising number of financing tools that will help you still enjoy a much lower payment later on the new house you buy. Call me and we can explore the right solution for your specific situation.

Allen McCool’s Tip: If you are getting ready to sell your home and you have some interesting areas of measurements, like knee-walls in an upstairs area, get a professional to measure for you. There are so many rules which will allow or not allow the area to be used for calculating correctly your home value. For example, in the knee wall area, your value is calculated only on the area that has a height of 7ft from ceiling to floor down to 5 feet from ceiling to floor.

On moving back to West Tennessee in 1987, she went into business buying and selling discounted owner-financed notes secured on real estate. In 1990 Jo went to work for a residential mortgage company and has been a mortgage loan officer for over 30 years.
