(Jo) Are you preparing to get a mortgage on a home you are about to buy or refinance?

If the mortgage company requires an appraisal for your transaction, the home condition can create obstacles to getting the value needed or getting approval from the mortgage company. For example, if appraisers notate repairs that affect the structure, security, and sanitation of the home, mortgage companies require these types of repairs to be completed before closing.

In the book “Choosing the Best Mortgage-The Quickest Way to the Life You Want,” I share the story of Martin and Marie (not their real names.) They had moved hundreds of miles away from their home town. Their adult children had moved off too.

Family time was important so they searched and found the perfect home to purchase as a second home where the family members could get together with each other and old friends throughout the year. They were so happy with the house and had started bragging about their find, even before closing.

But, bad news like a dark cloud descended when the appraiser noted several a list of repairs that would have to be done before closing. The seller would not make the repairs and the Millers didn’t have the money to repair the house. Martin and Maria whistled up some of their home repair friends and you can read in the book how they got those repairs done before closing without breaking the bank.

Look for this on the inspection report

Repairs that affect the structure of the home include rotted wood; foundation problems; roof leaks or missing shingles; peeling paint (especially if the home was built prior to 1978); broken siding; electrical, plumbing, or heating problems; or issues with the air and duct systems.

Repairs affecting the security of the home include doors that do not operate correctly, broken locks, or open access to the house from outside. Repairs pertaining to the home’s sanitation include drainage problems, faulty water supply, septic issues; mold; and more. Most underwriters want the trouble areas corrected before closing, but there are some workarounds when items can be fixed after closing, too.

When the repairs must be fixed before closing, the buyer and seller negotiate who will pay for which repairs.. If the seller pays, then he or she cannot pay the buyer with a “repair allowance.” Most traditional mortgage programs no longer allow repair allowances or “carpet and paint allowances.”

Should weather or other circumstance prevent the job’s completion before closing, the mortgage underwriting guidelines permit certain repair items to be completed after closing. Whoever agrees to pay for the repairs can put up funds at closing in an escrow account to pay for repairs when they are done.

There are special renovation loans. For investors buying rental property, there is temporary hard money loans to buy and fix up the house and then we can refinance and payoff the temporary loan.

  • (Pat) Hint #1: The Gothic 29- story building in Memphis, TN was referred to in 1929 as one of the “Seven Wonders of Memphis” and the tallest building in Memphis at that time.

(Jo) Hint #2 In its hey-day more mail was sent and received at this building than in some small towns. You could see a lawyer, doctor, merchant, beautician, or car salesman. You could get a tooth pulled, buy a steak, or shop for hearing aids, or glasses. You could have a suit custom tailored, deposit your money in a bank, or even arrange to be buried.

  • (Jo) Hint #3 The building was expensive to maintain and as tenants moved out, it fell into disrepair. Buyers from out of state inspected it and found asbestos, made big plans to renovate it. Avoid Risk on Your Financing

Know Thyself and Thine Own Budget- Nicky and Nuri would have bought a house a long time ago but the whole process seemed so daunting. Besides, their spending habits fluctuated and they didn’t even know who much they could comfortably pay on a monthly mortgage payment. What if they bought a house they couldn’t afford and then lost it later. Too scary to ponder…

Their friends were buying homes and no longer had a rent payment going up each year. When Nicky and Nuri’s friends invited them to go on a cruise ship vacation with them, Nicky and Nuri couldn’t afford to go. While their friends were off enjoying life on a cruise, Nicky and Nuri got serious and started going through their bank statements and credit card statements. How could they be blowing so much money on stuff each month?

After working on their budget and getting a little emergency fund put back, Nicky and Nuri felt more confident in how much they could afford on a monthly mortgage payment.

They visited a mortgage officer some family members had used. The mortgage officer helped them and their realtor get an idea of the maximum home price ranges they needed to keep their mortgage payment within their comfort level. The mortgage officer reminded Nicky and Nuri that the monthly house payment included the principal and interest payment on the mortgage but also the homeowner’s insurance, property taxes and some mortgage insurance to cover the lender. Some neigborhoods they saw, there was an additional homeowners association monthly fee. In their case, they also needed to rearrange some debt to make a little more room the the house they really loved.

Do This. But Don’t Do That To Avoid Delay and Making Costly Mistakes

  1. Do send your income and asset documents and other supporting information the mortgage company request within 24-48 hours
  2. Don’t change jobs during the loan process and do not change the way you are paid with your employer during the loan process
  3. Don’t be moving money around from one account to another. Don’t make large deposits other than payroll. Money that is not seasoned for about 60 days in a bank cannot be used to qualify on the mortgage. If you want to use it, deposit it into your bank and let is season for a couple of months. Don’t spend unbudgeted money out of your accounts before closing
  4. Don’t open any new credit accounts. Don’t add balances owed to your credit cards. Don’t cosign for anyone. Pay your bills on time. Right before you close, the mortgage company will do a soft pull credit review to make sure you have been behaving yourself.
  5. Do follow instructions from your lender, your realtor and title company to avoid having your money stolen from a hacker redirecting your wired home loan closing funds. Preferably go to the title company who will be closing your loan to get the wiring instructions on where to send your closing funds.

Get the Right Mortgage the First Time, and Pay Less Over Time

  1. FHA vs Conventional If you are putting 5% or more down when you purchase a home and you have good credit, the conventional loan is probably the better choice over the government FHA loan. The FHA loan has a hefty upfront fee that is added to your loan. The FHA loan charges monthly mortgage insurance too. (And this type insurance only helps the lender.)

Example: On a $200K home with 3.5% down, 30 years on an FHA loan, the base loan amount would be $193,000, but FHA adds an additional $3,377 for upfront FHA Mortgage Insurance onto your loan amount. You are paying back a loan of $196,300. For the second type mortgage insurance, FHA is also going to charge you .55% annual mortgage insurance to be paid over 12 months. (About $88/month to cover the lender)

If your credit is good, you could get a conventional loan instead of an FHA loan and have NO additional mortgage insurance added to the your loan amount. You would still pay some private mortgage insurance per month that helps the lender, but it is eliminated under most circumstances once you have paid your mortgage down enough to have 22% equity in your home.

Conventional programs, in this case save you thousands of dollars over time.

  1. Paying over 20% prepayment to principal balance in the first year?

Consider adding a RECAST feature to your mortgage so you can adjust the payment lower when you pay the balance down significantly.

Compare an adjustable rate mortgage with tight limits on the rate movement from year-to-year. If you are paying down a huge lump sum in the first year of your mortgage and your starting rate is a point or 2 lower than the market fixed rate, you likely will come out paying less per month every month over time. The reason for this is because when the rate adjust on the adjustable rate program, your payment is recalculated only on the unpaid loan balance. Hidden Danger

This is a powerful story about how “what you don’t know CAN hurt you” in the tragic case of a famous pioneering physicist and chemist.

This lady discovered the elements polonium and radium, becoming the first person to win TWO Nobel Prizes in 1903 and 1911. However, because radioactivity was a completely new field of science, she had absolutely no idea how dangerous it was to human tissue.

She carried test tubes of radium around in her coat pocket, stored raw radioactive materials in her desk drawers and remarked how pretty they looked glowing in the dark.

This renowned physicist and chemist made huge strides, advancing the world in harnessing nuclear power. But, she lacked the knowledge that these elements were destroying her health. In 1934, the accomplished scientist, Marie Curie, died of aplastic anemia, a blood disease caused by prolonged exposure to radiation.

Jo Garner has been in the real estate/financing business for over 30 years. She grew up in West Tennessee and got her start in real estate in Portland, Maine where she first began her real estate career. She received her real estate education from the University of Southern Maine and was personally mentored in San Diego, California by Robert G. Allen, author of Nothing Down, Creating *Wealth and The Challenge.

On moving back to West Tennessee in 1987, she went into business buying and selling discounted owner-financed notes secured on real estate. In 1990 Jo went to work for a residential mortgage company and has been a mortgage loan officer for over 30 years.
